Niche SSP - No.1 for Estimating Talent is seeking a Preconstruction Manager to lead full estimating services on building projects across NC and SC. This role requires an energetic self-starter with strong communication, problem-solving, and organizational skills.

Successful candidates will provide estimates from start to finish, with strong preference for experience on projects above $2 million. Travel will be required; excellent collaboration with owners, architects, and subcontractors is

Qualifications

• Bachelor’s degree in Engineering, Construction Management or a related field preferred.
• 3–5 years experience in construction management or estimating.
• Ability to build relationships with owners, architects and subcontractors.
• Excellent written and oral communication; ability to work independently.
• Experience with electronic take-off and estimating software (Planswift, iSqft, Bluebeam).

Responsibilities

• Provide timely and accurate material take-offs.
• Read and interpret plans, specs and addenda, and determine scope.
• Incorporate historical data into unit and man-hour figures.
• Review proposal specs, drawings and bid meetings to determine contents of estimate.
• Prepare estimates by calculating takeoffs for multiple scopes.
• Develop price work based on production rates and subcontractor input.
• Coordinate total estimating effort for bids/projects.
• Maintain backup files for estimate figures.
• Communicate cost data to project owners and contractors regarding feasibility.

The position of Preconstruction Manager requires an energetic, self-starter with strong communication, problem-solving, and organizational skills.

Successful candidates can provide full estimating services from start to finish on building projects. Projects are across NC and SC; some travel will be required.

Experience with creating estimates above $2 million is strongly preferred.

• Provide timely and accurate material take-offs
• Correctly read and interpret plans and specifications, and addenda
• Review and incorporate historical data from purchase orders, subcontracts, productivity analysis reports, etc. into unit and man-hour figures
• Review proposal specifications, drawings, attend bid meetings, etc. to determine scope of work and required contents of estimate
• Prepare estimates by calculating complete takeoff of multiple scopes of work
• Develop price work based on production rates and subcontractor input
• Coordinate total estimating effort relevant to particular bids/projects as assigned
• Maintain files of working documents as backup for estimates figures.
• Communicate with project owners, contractors, and others to provide cost data regarding project feasibility

Experience You Should Have

Minimum 3– 5 years experience in construction management or estimating required

• A bachelor’s degree in Engineering, Construction Management or a related field or a combination of education and experience is very strongly preferred
• Ability to create and sustain relationships between Monteith and owners, architects, engineers, and subcontractors
• Excellent communication skills; both written and oral
• Ability to work independently
• Experience with electronic take-off and estimating software; Planswift, iSqft, Bluebeam preferred
