Job summary

Last Mile Investments is seeking a Portfolio Management Analyst/Associate to develop, execute, and refine firm-wide business plans across a diversified portfolio of retail investments. You will oversee performance measurement, forecasting, valuation, capital planning, and investor reporting to support decision-making and maximize value.

Qualifications

• 2–8 years of experience in financial analysis, valuation, investment analysis, corporate finance, FP&A, real estate finance, or related disciplines.
• Exceptional financial modeling and analytical skills, with advanced proficiency in Microsoft Excel.
• Demonstrated ability to build, maintain, and enhance complex financial models used for forecasting, valuation, budgeting, and strategic decision-making.
• Strong quantitative aptitude with a high degree of accuracy, attention to detail, and intellectual curiosity.
• Ability to synthesize financial, operational and market data into actionable insights and recommendations.
• Self-starter with a strong work ethic and the ability to work independently while managing multiple priorities in a fast-paced environment.
• Strong communication skills with the ability to effectively communicate financial concepts and recommendations to both operational and executive stakeholders.
• Experience with real estate investments is preferred. Exposure to retail investments (and/or multifamily, student housing) is a plus, but not required.
• Experience with ARGUS, CoStar, CBRE-EA, or similar industry platforms is beneficial, but not required.

Responsibilities

• Develop and maintain portfolio and asset-level financial models, forecasts, budgets, and valuation analyses.
• Analyze operating performance, cash flow, investment returns, and key performance indicators.
• Conduct sensitivity analyses and scenario modeling to evaluate strategic alternatives and investment outcomes.
• Establish consistent performance measurement and valuation frameworks across the portfolio.
• Partner with Asset Management and Operations teams to align asset-level execution with portfolio objectives.
• Evaluate leasing performance, operating expenses, capital projects, and market conditions to identify opportunities for enhanced returns.
• Assist in developing and monitoring initiatives related to revenue growth, expense management, operational efficiencies, and strategic repositioning.
• Serve as a key financial resource for operational decision-making across the portfolio.
