Last Mile Investments in Cincinnati seeks a Portfolio Management professional to develop and refine firm-wide, portfolio and asset-level business plans across a diversified retail investments portfolio.

The role serves as the financial backbone of the portfolio, overseeing performance measurement, investor reporting, forecasting, valuation, capital planning, and strategic analysis to maximize long‑term value creation.

Qualifications

  • Approximately 2–8 years of relevant experience in financial analysis, valuation, investment analysis, corporate finance, FP&A, real estate finance, or related disciplines.
  • Exceptional financial modeling and analytical skills, with advanced proficiency in Microsoft Excel.
  • Demonstrated ability to build, maintain, and enhance complex financial models used for forecasting, valuation, budgeting, and strategic decision‑making.
  • Strong quantitative aptitude with a high degree of accuracy, attention to detail, and intellectual curiosity.
  • Ability to synthesize financial, operational, and market data into actionable insights and recommendations.
  • Self‑starter with a strong work ethic and the ability to work independently while managing multiple priorities in a fast‑paced environment.
  • Strong communication skills with the ability to effectively communicate financial concepts and recommendations to both operational and executive stakeholders.
  • Experience with real estate investments is preferred. Exposure to retail investments (and/or multifamily, student housing) is a plus, but not required.
  • Experience with ARGUS, CoStar, CBRE-EA, or similar industry platforms is beneficial, but not required.

Responsibilities

  • Develop and maintain portfolio and asset-level financial models, forecasts, budgets, and valuation analyses.
  • Analyze operating performance, cash flow, investment returns, and key performance indicators.
  • Conduct sensitivity analyses and scenario modeling to evaluate strategic alternatives and investment outcomes.
  • Establish consistent performance measurement and valuation frameworks across the portfolio.
  • Partner with Asset Management and Operations teams to align asset-level execution with portfolio objectives.
  • Evaluate leasing performance, operating expenses, capital projects, and market conditions to identify opportunities for enhanced returns.
  • Assist in developing and monitoring initiatives related to revenue growth, expense management, operational efficiencies, and strategic repositioning.
  • Serve as a key financial resource for operational decision-making across the portfolio.
  • Perform portfolio cash flow forecasting, liquidity planning, and capital expenditure forecasting.
  • Partner with team members on debt capital markets initiatives and transactions.
  • Support long-term balance sheet planning and capital structure decisions.
  • Support investor account management across funds and separately managed accounts through performance analytics, reporting support, and ad hoc analysis
  • Support investor expansion and fundraising efforts through research, benchmarking, and analytical support
  • Prepare investor communications, case studies, and presentation materials for investment committee and investor use
  • Conduct market research, benchmarking, and competitive analysis to support portfolio strategy and business planning.
  • Monitor market rent trends, operating performance benchmarks, and investment market conditions.
  • Prepare presentations, portfolio reviews, and reporting materials for senior leadership, lenders, investment committees, and investors.
  • Communicate portfolio performance, strategic initiatives, financing activity, and business plan progress to key stakeholders.

Key Responsibilities
Financial Analysis, Valuation & Forecasting
