Job summary

Vaco by Highspring is seeking an experienced Portfolio Property Manager to oversee luxury co-op and condo properties in Manhattan. The role involves managing relationships with boards, leading annual meetings, approving alterations, and coordinating major capital projects including facades, heating, elevators, and HVAC systems.

You will review financials, budgets, arrears, and project expenditures while ensuring compliance with governing documents and applicable regulations.

Qualifications

• 5+ years of property management experience in luxury NYC co-op and condo properties.
• Extensive experience managing NYC condo and co-op properties.
• Experience working with boards and board members.
• Financial management knowledge including budgeting and capital projects.

Seeking an experienced Portfolio Property Manager with a strong background managing luxury co-op and condo properties in NYC.

• Portfolio oversight of multiple condominium and cooperative properties
• Managing relationships with co-op and condo boards
• Leading annual meetings and board communications
• Oversight of apartment alterations and approvals
• Managing and coordinating capital improvement projects including:
  • Façade restorations
  • Heating system upgrades
  • Elevator modernizations
  • HVAC projects
• Reviewing financials, budgets, arrears, and capital project expenditures
• Ensuring compliance with applicable local, state, and governmental regulations
• Interpreting and administering governing documents, including:
  • Offering Plans
  • By-Laws
  • House Rules
• Utilizing property management and accounting systems to support operations
• Partnering with onsite property managers to drive operational efficiency and service excellence
• 5-7+ years of Property Management experience
• Extensive experience managing NYC condo and co-op properties
• Luxury residential property management background
• Capital project management experience
• Experience working directly with boards and board members
• Financial management knowledge including budgeting, arrears, and capital projects
• Governmental compliance knowledge
• Strong understanding of co-op and condo governing documents
• Experience with property management software (Yardi preferred)
• Strong written and verbal communication skills
