Job summary

Schochet is seeking an experienced Portfolio Manager to oversee a portfolio of 10 to 15 scattered properties, primarily in Central and Western MA. The role emphasizes leadership over-site staff and adherence to HUD/state program requirements, with a focus on property performance and resident satisfaction.

You will manage budgets, supervise on-site teams, and collaborate with senior operations leadership to ensure timely reporting and strategic capital planning. Travel across sites is required.

Qualifications

• 7-10 years of Property Management experience.
• Must be able to travel to different property locations on a regular basis.
• CPM-Certified Property Manager preferred; COS or CPO certification required.

Responsibilities

• Oversee all aspects of property performance, compliance, and resident satisfaction, while leading a team of on-site managers.
• Prepare and manage property budgets, including rent rolls, operating expenses, and capital improvement plans.
• Assist Director of Portfolio Operations to ensure accurate and timely reporting of key operation statistics for the entire portfolio.
• Supervise, train, and support property managers and on-site teams, providing mentorship and fostering professional development.
• Work closely with Vice President of Human Resources on staffing, evaluations, retention and development for assigned portfolio.
• Ensure HUD and/state program rules are applied for the portfolio and assist with issues for the entire portfolio.
• Complete all other assigned duties as needed.

The Portfolio Manager will oversee multiple sites within the portfolio, largely based in Central and Western, MA. The portfolio consists mostly of subsidized housing.

Duties include but are not limited to:

• Oversee all aspects of property performance, compliance, and resident satisfaction, while leading a team of on-site managers in accordance with the company’s policies and procedures.
• Prepare and manage property budgets, including rent rolls, operating expenses, and capital improvement plans, to help each property achieve its financial objectives.
• Assist Director of Portfolio Operations to ensure accurate and timely reporting of key operation statistics for the entire portfolio.
• Supervise, train, and support property managers and on-site teams, providing mentorship and fostering professional development.
• Work closely with Vice President of Human Resources on various personnel functions including staffing, employee evaluations, employee retention, and employee development for assigned portfolio.
• Ensure consistent application of HUD and/or state agency program rules and regulations for assigned portfolio and assist Director of Portfolio Operations with these issues as needed for entire portfolio.
• Complete all other assigned duties as needed.

The Portfolio Manager will provide strong leadership and supervision for a portfolio of 10 to 15 scattered properties managed by Property Managers or other on-site staff. This role requires sound judgment, independent decision‑making, and accountability for property performance and results.

Designations/Requirements:

• Team player and able to supervise a staff of 10+
• Experience with large sites (250+ units)
• CPM-Certified Property Manager preferred
• COS or CPO certification required

7-10 years of Property Management experience required as well as requirements listed above. Must be able to travel to different property locations on a regular basis.
