Job summary

Schochet, a leading multi-family property management company, is seeking an experienced Portfolio Manager to oversee 10 to 15 scattered properties primarily in the Greater Boston area. You will lead on-site managers, ensure performance, compliance with HUD and state rules, and drive resident satisfaction.

This role requires 7–10 years of property management, CPM/COS or CPO certification preferred, and regular travel among properties.

Qualifications

• Supervise a staff of on-site managers across multiple properties.
• Ensure HUD and state program compliance for the portfolio.
• Manage budgets, rent rolls, operating expenses, and CAPEX plans.
• Travel regularly to property locations to supervise operations.

Responsibilities

• Prepare and manage budgets, including rent rolls and operating expenses, to meet financial objectives.
• Report key operation statistics for the entire portfolio with timely and accurate data.
• Mentor and develop property managers and on-site teams.
• Collaborate with HR on staffing, evaluations, retention, and development for the portfolio.
• Ensure consistent HUD/state rule application across the portfolio.

The Portfolio Manager will oversee multiple sites within the portfolio, largely based in the Greater Boston area and points north. The portfolio consists mostly of subsidized housing.

Duties include but are not limited to:

• Oversee all aspects of property performance, compliance, and resident satisfaction, while leading a team of on-site managers in accordance with the company’s policies and procedures.
• Prepare and manage property budgets, including rent rolls, operating expenses, and capital improvement plans, to help each property achieve its financial objectives.
• Assist Director of Portfolio Operations to ensure accurate and timely reporting of key operation statistics for the entire portfolio.
• Supervise, train, and support property managers and on-site teams, providing mentorship and fostering professional development.
• Work closely with Vice President of Human Resources on various personnel functions including staffing, employee evaluations, employee retention, and employee development for assigned portfolio.
• Ensure consistent application of HUD and/or state agency program rules and regulations for assigned portfolio and assist Director of Portfolio Operations with these issues as needed for entire portfolio.
• Complete all other assigned duties as needed.

The Portfolio Manager will provide strong leadership and supervision for a portfolio of 10 to 15 scattered properties managed by Property Managers or other on-site staff. This role requires sound judgment, independent decision-making, and accountability for property performance and results.

Designations/Requirements:

• Team player and able to supervise a staff of 10+
• Experience with large sites (250+ units)
• CPM-Certified Property Manager preferred
• COS or CPO certification required
• 7-10 years of Property Management experience required as well as requirements listed above. Must be able to travel to different property locations on a regular basis.
