Job summary

Wan Bridge is seeking a Portfolio Manager to oversee financial, administrative, maintenance, and sales operations across a portfolio of communities. The role focuses on maximizing occupancy, leasing up properties, and delivering superior customer service while controlling expenses.

You will manage finances, marketing plans, reports, and maintenance programs, with emphasis on market trend analysis, vendor coordination, and board communications.

Qualifications

• Licensed Texas realtor agent or broker strongly preferred.
• High School Diploma/GED required.
• Bachelor's degree preferred.
• 5+ years of progressive experience in residential property management, focusing on Build-to-Rent.
• 2+ leadership experience including team management and development.
• REIT or Investor Ownership experience with proactive results.
• Strong leadership and track record in portfolio management.
• Excellent communication and tenant relationship skills.
• Familiarity with property management software and regulations.
• Ability to work a flexible schedule and manage workload.

Responsibilities

• Maintain occupancy by retaining residents and marketing the community to attract new ones.
• Lead leasing efforts for lease-up communities and adapt plans to market changes.
• Promote resident satisfaction through proactive communication and service.
• Oversee maintenance tasks and complete service requests.
• Prepare and review financial and marketing reports on a regular basis.
• Implement preventative maintenance programs and manage vacancies.
• Analyze market trends and develop marketing plans accordingly.
• Oversee lease/HOA enforcement and board communications.
• Approve invoices from vendors and coordinate with stakeholders.
• Process daily financial transactions related to community operations.
• Use property management software to track availability and data.
• Prepare properties for leasing and respond to inquiries and tours.
• Foster positive resident relations and timely follow-ups.
• Maintain resident files and support service requests.
