Job summary

Guide Property Services in Seattle seeks a Portfolio Manager to own the financial and operational performance of a multi-property portfolio across WA/ID. You will mentor Property Managers and leasing staff, while serving as the primary owner for owner communications on performance and capital planning.

Qualifications

• 5+ years of multifamily property management experience.
• 2+ years managing a team of Property Managers and/or leasing staff.
• Strong working knowledge of WA/ID Landlord-Tenant Law and Fair Housing regulations.
• Proficiency with property management software (AppFolio strongly preferred).
• Comfort with financial reporting: GL review, budget variance, delinquency management, rent roll analysis.
• Excellent written and verbal communication skills, professional client interactions.
• Strong organizational skills with multiple properties and deadlines.
• Reliable vehicle for property visits.

Responsibilities

• Ensure compliance with Landlord-Tenant Law, Fair Housing, and jurisdiction-specific requirements in WA/ID.
• Manage escalated resident issues and disputes, coordinating with legal counsel when needed.
• Oversee vendor relationships and procurement for maintenance, capital improvement, and service contracts.
• Prepare and present owner communications on financial performance, capital planning, and market conditions.

We take a proactive, entrepreneurial approach that goes beyond standard property management, and we’re looking for a Portfolio Manager ready to help lead that growth. You'll manage a portfolio of properties end to end, mentor a team of Property Managers, and be the primary point of contact for ownership on financial and operational performance.

What You'll Do

• Own the full operational and financial performance of your assigned portfolio, including rents, occupancy, delinquency, collections, budgeting, and capital projects
• Recruit, train, mentor, and manage Property Manager(s) and leasing staff, including performance reviews and staffing decisions
• Serve as the primary relationship owner for property clients, delivering regular financial and operational reporting
• Conduct regular property and grounds inspections to maintain physical asset condition
• Ensure compliance with Landlord-Tenant Law, Fair Housing, and jurisdiction‑specific requirements (including MFTE, just‑cause eviction rules, and local notice periods across our WA and Idaho markets)
• Manage escalated resident issues, special accommodations, and disputes, coordinating with legal counsel when needed
• Oversee vendor relationships and procurement for maintenance, capital improvement, and service contracts
• Prepare and present owner communications on financial performance, capital planning, and market conditions

What You Bring

• 5+ years of multifamily property management experience
• 2+ years managing a team of Property Managers and/or leasing staff
• Strong working knowledge of WA/ID Landlord‑Tenant Law and Fair Housing regulations
• Proficiency with property management software (AppFolio strongly preferred)
• Comfort with financial reporting: GL review, budget variance, delinquency management, rent roll analysis
• Excellent written and verbal communication skills, with the ability to represent the company professionally to clients, residents, and vendors
• Strong organizational skills and ability to manage multiple properties and competing deadlines with minimal supervision
• Reliable vehicle for property visits across the portfolio

Nice to Have

• Experience with MFTE compliance and annual recertification
• Familiarity with Smartsheet, Microsoft 365/SharePoint, or similar tools
• Experience managing capital improvement or renovation projects
