Job summary

Envolve LLC is seeking a Portfolio Manager to oversee residential communities in Maryland and the DC area. You will recruit, hire, train, supervise, and evaluate site staff, while partnering with the Accounting Department to ensure timely financial statements.

Responsibilities include budgeting, cost controls, capital projects, marketing and leasing strategies, and responding to resident issues. A strong background in property management, and HCCP/ARM training or certification is preferred.

Qualifications

• Five or more years in property/real estate management.
• Two or more years in management positions.
• Previous experience managing multiple properties is strongly preferred.
• Moderate Real Estate and Management training experience required.
• HCCP or comparable tax credit housing training required.
• Accredited Residential Manager Certification (ARM) preferred.

Responsibilities

• Recruit, hire, train, supervise, and evaluate site personnel of assigned communities.
• Provide mentoring to Community Managers of assigned communities.
• Coordinate with Accounting for timely monthly financial statements and reports.
• Develop, implement, and deliver annual budgets for all assigned communities.
• Set and enforce spending controls for all assigned communities and review variance explanations.
• Assist in coordinating capital improvement programs for assigned communities.
• Direct all marketing and advertising to maximize rental income and occupancy.
• Respond to resident issues and ensure reports are completed accurately and on time.

We are currently searching for Portfolio Manager candidates for the Maryland and DC area.

Essential Duties And Responsibilities

• Responsible for recruiting, hiring, training, supervising, and evaluating all site personnel of assigned communities. The Portfolio Manager should interview and give final recommendations for the hiring of all site personnel of assigned communities.
• Provide mentoring to Community Managers of assigned communities.
• Responsible for direction and coordination with the Accounting Department, the delivery of accurate and timely monthly property financial statements to both the Regional Manager for final review and to the clients.
• Responsible for development, implementation, and delivery of annual budgets for all assigned communities to Regional Manager for review.
• Responsible for setting and enforcing spending controls for all assigned communities and reviewing all variance explanations.
• Assist in the coordination of all capital improvement programs for assigned communities.
• Direct all marketing and advertising for assigned communities maximizing rental income and increasing occupancy rates.
• Work with Community Managers and staff to respond to resident issues.
• Ensure that all required reports are completed accurately and in a timely manner.
• Maintain thorough product knowledge on all assigned communities and of competition in the assigned area.
• Ensure that established policies and procedures are followed.
• Assist, when requested, in the acquisition of new accounts.
• Perform quarterly inspections for properties that are under his/her direction.
• Assume other responsibilities as assigned by the RVP

Education And Work Experience Requirements

• Five or more years in property/real estate management required
• Two or more years in management positions required

Rate: 100k plus depending on experience
