PORTER/ASSISTANT MAINTENANCE TECHNICIAN
Purpose
Pan American Properties is a property management service provider seeking an experienced Porter/Maintenance Technician Assistant for two properties located in Vista, CA, and Escondido, CA. Our Porter/Maintenance Technician Assistants are responsible for responding to the needs of our community, community managers, and maintenance technicians. We look for individuals who take pride in performing routine maintenance, janitorial services, and applying preventive measures to minimize future problems.
Duties and Responsibilities:
Primary Duties
Maintain the property, perform cleaning, complete work orders, and provide general assistance.
- Respond to and resolve service requests, including:
- Plumbing: repair, replace, or install faucets, pipes, water heaters, toilets, garbage disposals, dishwashers, refrigerators, or washing machines.
- Electrical: repair, replace, or install switches, outlets, lights, fans, climate control systems, or garage door openers.
- Drywall Repair: fill holes caused by nails, minor dings, or larger damage from tenant move-outs or repairs.
- Painting: perform minor touch-ups after repairs.
- Appliance Repair: repair, replace, or install household appliances.
- Preventative Maintenance: maintain HVAC systems, plumbing fixtures, sprinkler systems, smoke detectors, and fire extinguishers.
- Seasonal Maintenance: pool opening, daily maintenance, and seasonal shutdown procedures.
- Health and Safety Maintenance: sprinkler systems, smoke detectors, etc.
- Finish Work: install or replace trim, molding, windows, etc.

Knowledge, Skills, and Abilities:
Knowledge
- Understanding of maintenance processes and methods in plumbing, electrical, carpentry, drywall, and painting.
- Knowledge of safety hazards and procedures related to maintenance work.
Skills and Abilities
- Customer service, communication, and interpersonal skills.
- Proficiency with MS Outlook and similar applications.
- Ability to determine necessary tools and equipment for tasks.
- Strong attention to detail.
- Ability to read plans and use maintenance software (preferred but not required).

Minimum Requirements:
- Experience as a community maintenance technician, janitor/porter, or equivalent.
- Ability to communicate effectively in English.
- Valid California driver’s license, personal transportation, and proof of insurance.
- Legal authorization to work in the U.S., confirmed via USCIS E-Verify.
- Successful background check and drug screening (a conviction may not disqualify).
Physical Requirements
- Operate personal vehicle daily.
- Frequent sitting, standing, climbing stairs/ladders, squatting, lifting (up to 50 lbs, team lifts over 100 lbs), and using eyes/hands/fingers.

Job Details:
Full-time, 8 am - 4:30 pm, Monday - Friday.
Pay: $25.00 per hour.
Locations: Vista (3 days/week) and Escondido (2 days/week).
