The Maintenance Technician is responsible for performing general maintenance tasks including work orders, unit turns, maintaining the grounds, curb appeal, clubhouse, amenities, and other common areas at one or more properties to assist preserving the asset and to provide a quality living environment for the residents. This position reports to the Community Manager, General Operations Manager or Maintenance Supervisor. Duties include performing routine and preventive maintenance on building systems such as HVAC, plumbing, electrical, and appliances; repairing and maintaining interior and exterior features; responding to maintenance requests from residents; preparing vacant units for new residents; conducting regular inspections; implementing preventive maintenance schedules; responding to emergency maintenance requests; ensuring compliance with safety regulations and building codes; maintaining tools and materials; completing work orders and documentation; and other assigned duties. Requirements include a high school diploma or GED equivalent, 2+ years of property management or related experience, preferred HVAC and/or CPO license, proficient knowledge of electrical, plumbing, and appliance repair, knowledge of environmental/industrial hazards, ability to use smart devices and property management software, English proficiency, organizational and time management skills. The job requires working in a fast-paced indoor and outdoor environment, multitasking, effective communication, availability for five days a week including weekends and on-call duty, physical effort including heavy lifting, and occasional travel. No formal supervisory responsibilities. Problems are routine and solved by following clear directions. Decisions generally affect own job area.
