Job summary

Paths Building Services LLC is seeking a Porter in Orlando, FL to support the Maintenance team with daily interior cleaning, trash removal, and prep of vacant units. The role covers exterior upkeep, basic repairs, and weather-related tasks while ensuring safety and courteous interaction with residents and staff.

The position is full-time, non-exempt, with a starting pay of $16.00 per hour and benefits including medical, 401(k), paid time off, holidays, commuter benefits, and voluntary insurance

Qualifications

• Requires High School Diploma or GED.
• Experience with cleaning equipment is preferred.
• Ability to lift up to 50 pounds and stand for long periods.

Responsibilities

• Maintain interior cleanliness of buildings and common areas; vacuum, sweep, wax floors.
• Handle trash/recycling including cardboard disposal.
• Prepare vacant units for occupancy and remove items left behind.
• Perform exterior cleaning and basic maintenance of buildings, grounds, pools, and walkways.
• Replace light bulbs and perform light maintenance as directed.
• Assist with weather-related cleaning and storm prep.
• Identify and report unsafe conditions or security concerns.

Summary/Objective: The Porter is responsible for assisting the Maintenance team in the day-to-day duties involved with maintaining the cleanliness of our property.

Classification: Non-exempt (eligible for overtime)

• Maintain the daily interior cleanliness of buildings and common areas, including cleaning spills and windows/window coverings, vacuuming, sweeping, stripping, waxing, and buffing floors.
• Handle daily trash and recycling removal, including emptying building compactors, breaking down and tying up cardboard boxes, and preparing trash and recyclables for removal.
• Prepare vacant units for occupancy, remove items left behind, and leave units in broom-swept condition.
• Perform exterior building and grounds cleaning and basic maintenance, including exterior walls, parking lots and structures, walkways and paths, gardens and lawns, outdoor furnishings, pools, curbs/gutters, exterior hallways, and stairwells.
• Perform light maintenance, including replacing light bulbs, air filters, blinds, shades, and other items as directed.
• Place mats/runners during inclement weather and assist with weather-related cleaning conditions and storm preparation.
• Identify and report unsafe conditions, unlocked doors in restricted areas, and potential security concerns to the manager/supervisor.

• Thorough understanding of safety hazards and proper use of various cleaning and sanitizing solutions.
• Highly motivated, service-oriented self-starter with a strong work ethic and ability to complete tasks in a timely manner.
• Must be available to work a flexible schedule based on operational needs, including additional hours and adjusted shifts as required.
• Ability to perform basic repairs and operate tools or equipment used in routine maintenance.
• Good interpersonal skills and a polite demeanor toward staff, residents, customers, clients, and visitors to the property.
• High School Diploma/GED.
• Ability to stand for prolonged periods.
• Proficiency using large industrial cleaning equipment, including a buffing machine for wood floors and other finished surfaces, as well as large industrial vacuum cleaners.
• Due to the physical nature of certain required tasks, must be able to lift, bend, stoop, climb, reach, and lift up to 50 pounds at a time.

Pay Rate: $16.00 per hour
