Primary Responsibilities

• Maintain property upkeep to enhance curb appeal.
• Assist staff in managing the property efficiently.
• Walk the property regularly to remove litter, debris, cigarette butts, and other waste.
• Conduct all business in accordance with company policies and applicable laws including OSHA, ADA, and Fair Housing.

Specific Duties

• Transfer trash into dumpsters, keep dumpster doors closed, and keep the area clean.
• Perform trash-out duties at vacated apartments, removing furniture and trash.
• Assist with make-ready duties as requested.
• Clean and maintain designated areas such as management offices, laundry rooms, mail rooms, pathways, stairways, breezeways, dumpster and recreation areas, grounds, walkways, lighting fixtures, parking lots, and drives.
• Help keep grounds neat and litter-free using rakes, brooms, and shovels.
• Maintain storage and shop areas.
• Perform additional duties as assigned by supervisors.

Qualifications

Experience: Previous experience in maintenance, janitorial, or porter roles preferred; experience in multifamily industry not required.

Education/Training: High school diploma or GED required.

Skills & Abilities: Ability to lift at least 40 pounds, exceptional customer service skills, basic knowledge of hand tools, attention to detail in cleaning tasks.

Working Conditions

Exposure to dirt, dust, cleaning solvents, and chemicals. Overtime and weekend work may be required.
