You will support market readiness for units, handle snow and weather-related maintenance, and interact professionally with residents and teams across properties. Valid driver’s license and strong service mindset are essential.

Qualifications

  • High school diploma or equivalent required.

  • Strong organizational and time-management skills.
  • Must have a valid driver’s license and clean driving record.
  • Must pass Avenue5 Fair Housing, Diversity and Inclusion Training within 30 days.
  • Ability to shovel snow, apply ice melt and operate a snow blower.
  • Maintain confidentiality and professional appearance.

Responsibilities

  • Remove trash and debris from office areas and property perimeter daily.
  • Assist in market ready units preparation.
  • Pressure wash exterior buildings, sidewalks, etc.
  • Assist with property emergencies (snow removal, fires, floods).
  • Clean available apartments, model homes and common areas as directed.
  • Report maintenance and life-safety issues identified during duties.
  • Promote customer satisfaction by maintaining high standards of cleanliness and curb appeal.
  • Interact courteously and professionally with current and potential residents.
  • Foster positive relationships with residents and other properties.
  • Other duties as assigned.

About the porter position:

We’re looking for a talented porter who will be responsible for the meticulous upkeep of the grounds, amenities, building exteriors, leasing office, tour path, parking lots and other areas of the assigned property, with maximization of the property’s marketing appeal with the highest level of customer satisfaction in mind.

  • Remove trash and other debris from office areas and property perimeter on a daily basis.
  • Assist in the preparation of market ready units.
  • Pressure wash exterior buildings, sidewalks, etc.
  • Assist with property emergencies, such as snow removal and/or other inclement weather emergencies, fires, and floods.
  • Clean available apartments and/or model homes and common areas of the community, as directed.
  • Address property maintenance concerns related to inclement weather conditions.
  • Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, and interact courteously and professionally with current and potential residents always.
  • Preserve and respect applicant and resident confidentiality.
  • Foster a positive, active and collaborative relationship with residents, other properties and associated agencies.
  • Clearly and immediately report any maintenance and/or life safety issues identified while performing regular assigned duties.
  • Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, and interact courteously and professionally with current and potential residents at all times.

Education and Experience:
  • High school diploma or equivalent is required.
Skills and Requirements:
  • Ability to read, write and understand English.
  • Ability to use general office equipment.

  • Ability to cope with and defuse situations involving angry or difficult people.
  • Ability to maintain confidentiality.
  • Must maintain professional appearance and comply with prescribed uniform policy.
  • Must maintain a valid driver’s license, clean driving record and current auto insurance is required.
  • Must comply with all safety requirements.
  • Required to complete and successfully pass the Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.
