Job summary

Avenue5 Residential is seeking a Porter to maintain grounds, exteriors, and common areas of the assigned property, ensuring high curb appeal and resident satisfaction. You will support leasing staff, assist in market-ready unit prep, and respond to property needs with a focus on safety and cleanliness.

Ideal candidates have a high school diploma, strong customer service, basic English proficiency, and a valid driver’s license.

Qualifications

• High school diploma or equivalent is required.
• Excellent customer service and interpersonal skills.
• Ability to read, write and understand English.
• Must have a valid driver’s license and clean driving record.
• Must comply with safety requirements and training within 30 days.

Responsibilities

• Remove trash and debris daily from office areas and property perimeter.
• Assist in preparation of market-ready units.
• Pressure wash exterior buildings and sidewalks.
• Assist with property emergencies (snow removal, weather events).
• Clean apartments and common areas as directed.
• Report maintenance and life-safety issues promptly.
• Maintain curb appeal and interact professionally with residents.
• Promote confidentiality of applicant and resident information.
• Foster positive relationships with residents and other properties.

About the porter position:

We’re looking for a talented porter who will be responsible for the meticulous upkeep of the grounds, amenities, building exteriors, leasing office, tour path, parking lots and other areas of the assigned property, with maximization of the property’s marketing appeal with the highest level of customer satisfaction in mind.

• Remove trash and other debris from office areas and property perimeter on a daily basis.
• Assist in the preparation of market ready units.
• Pressure wash exterior buildings, sidewalks, etc.
• Assist with property emergencies, such as snow removal and/or other inclement weather emergencies, fires, and floods.
• Clean available apartments and/or model homes and common areas of the community, as directed.
• Address property maintenance concerns related to inclement weather conditions.
• Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, and interact courteously and professionally with current and potential residents always.
• Preserve and respect applicant and resident confidentiality.
• Foster a positive, active and collaborative relationship with residents, other properties and associated agencies.
• Clearly and immediately report any maintenance and/or life safety issues identified while performing regular assigned duties.
• Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, and interact courteously and professionally with current and potential residents at all times.

Education and Experience:

• High school diploma or equivalent is required.

• Ability to read, write and understand English.
• Ability to use general office equipment.

• Required to complete and successfully pass the Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.
• Ability to shovel snow, apply ice melt and operate a commercial snow blower.
