Job summary

Rose Valley Management is seeking a Porter to join our team. A Porter provides excellent customer service while performing preventative and routine maintenance throughout the property grounds and in resident units.

The role includes maintaining cleanliness of common areas, groundskeeping, light maintenance, and supporting move-in/move-out preparations. On-call shifts are required, with a focus on safety and teamwork on a residential property.

Qualifications

• Basic knowledge of plumbing, electrical, HVAC, carpentry, appliance, drywall, painting, and snow removal.
• Customer service first attitude.
• Must have reliable transportation for on-call emergencies.
• Experience working in maintenance in an apartment community.
• On call REQUIRED

Responsibilities

• Maintain cleanliness of all common areas including hallways, stairwells, breezeways, clubhouses, fitness centers, laundry rooms, and restrooms.
• Perform daily groundskeeping duties such as trash and litter removal, sweeping walkways, and maintaining parking areas.
• Assist with trash management, including collection of dumpster areas and compactor rooms.
• Support move-in and move-out preparations, including light cleaning and basic apartment setup.
• Monitor community grounds and amenities for safety hazards and report issues to the maintenance team.
• Assist maintenance staff with light duties as needed (changing light bulbs, painting touch-ups, replacing signage, etc.).
• Ensure supplies and cleaning materials are properly stocked and stored.
• Follow all safety procedures, company policies, and on-call or emergency protocols when applicable

PHYSICAL DEMANDS:

• Able to stand and walk inside and outside in all weather
• Able to lift up to 50 lbs.
• Able to endure walking, squatting, bending, balancing, climbing (ladders), kneeling, crawling and prolonged standing

As an essential player in the continued success of the property, it is important our Porter has excellent customer service, organizational skills, and the ability to take initiative. Additionally, prior experience working in maintenance at an apartment community is a must and strong written, verbal and computer skills are preferred.
