Job summary

AION Management is seeking a reliable Custodian/Maintenance Associate to support our property teams in Bucks County. You will clean and maintain common areas, assist with minor repairs, and ensure safety and cleanliness across indoor and outdoor spaces.

Responsibilities include trash collection, floor care, snow removal as needed, and strong interaction with residents and staff. A valid driver's license and ability to lift up to 50 pounds are required; prior custodial or groundskeeping

Qualifications

• High school diploma or equivalent.
• Previous custodial, groundskeeping, or property maintenance experience a plus.
• Valid driver’s license and reliable transportation.

Responsibilities

• Clean and maintain common areas, hallways, lobbies, stairwells, elevators, and restrooms.
• Sweep, mop, vacuum, and dust floors, furniture, and fixtures.
• Collect and dispose of trash, recyclables, and debris from common areas and grounds.
• Maintain outdoor areas, including sidewalks, courtyards, parking areas, and landscaped spaces.
• Remove snow, ice, leaves, and other hazards from pathways and entrances as required.
• Assist maintenance staff with minor repairs, preventative maintenance preparation, and work order support.
• Transport supplies, tools, and equipment as directed.
• Notify management or maintenance team of safety hazards, maintenance needs, or damages.
• Assist with move-in/move-out processes, including unit trash out and cleaning as needed.

Education

High School Diploma or equivalent

• Report incidents, accidents, or unsafe conditions immediately

Resident and Staff Interaction

• Provide courteous, professional service to residents, staff, and visitors
• Respond promptly to requests for assistance within scope of duties
• Maintain a positive and professional demeanor at all times

Education and Experience

• High school diploma or equivalent
• Previous custodial, groundskeeping, or property maintenance experience a plus

Certifications

• Ability to follow instructions and complete tasks independently
• Willingness to learn and develop technical skills
• Valid driver’s license and reliable transportation

Physical Requirements

• Ability to lift up to 50 pounds
• Frequent standing, walking, bending, lifting, and carrying
• Ability to operate cleaning equipment, tools, and basic property maintenance equipment
• Ability to work outdoors in varying weather conditions
• Availability for on-call or emergency tasks as required
