Job summary

Outdoor Makeover & Living Spaces is seeking a Permit Expeditor to own and manage the permitting process for projects in Metro Atlanta, collaborating with internal teams and municipalities to identify requirements early and keep submissions moving toward construction.

You'll coordinate across Sales, Planning, Procurement, Engineering, Architecture, and Operations, building relationships and ensuring permits are issued on time.

Qualifications

  • Experience in construction permitting, landscape construction, carpentry, architecture, engineering, project management, or municipal work is strongly preferred.
  • Ability to read site plans, surveys, construction plans, and architectural drawings.
  • Strong written and verbal communication skills.

  • Prepare and submit complete permit packages to cities, counties, and governing authorities.

  • Proactively follow up with municipalities to keep permits moving.
  • Communicate with permitting, planning, zoning, building, and development departments to resolve questions and corrections.
  • Build strong working relationships with municipal officials throughout Metro Atlanta.

Job description

Outdoor Makeover & Living Spaces creates exceptional outdoor environments for homeowners throughout Metro Atlanta. Our projects are highly customized and require close collaboration across Sales, Planning, Procurement, Engineering, Architecture, and Operations.

This is more than a permit-submission role. You'll own a critical part of the construction process and have a direct impact on how smoothly projects move from design to construction.

You'll work across multiple areas of the business, build relationships with municipalities and industry professionals throughout Metro Atlanta, and expand your expertise in permitting, zoning, construction, and project coordination.

  • Salary: $70,000 annually, paid bi-weekly
  • Performance Bonus: Up to $2,500 per quarter through the Procurement Bonus Program based on the established performance matrix
  • Benefits: Medical, dental, vision, short-term disability, long-term disability, and life insurance after 90 days
  • Paid Time Off: Two weeks of paid vacation, one additional paid day off for your birthday, and five paid sick days
The Opportunity

The Permit Expeditor owns and manages the permitting process for Outdoor Makeover & Living Spaces projects, from initial project review through final permit issuance.

You'll work with internal teams, outside professionals, and municipalities to identify requirements early, prepare accurate submissions, resolve issues, and keep projects moving toward construction.

We need someone who doesn't simply submit paperwork and wait. You'll be expected to follow through, anticipate problems, communicate clearly, and take ownership of results.

What You'll Do
Permitting & Municipal Coordination
  • Research zoning ordinances, building codes, setbacks, lot coverage, easements, buffers, and other municipal requirements.
  • Prepare and submit complete permit packages to cities, counties, and governing authorities.
  • Track active permits, comments, revisions, approvals, and expected issuance dates.
  • Proactively follow up with municipalities to keep permits moving.
  • Communicate with permitting, planning, zoning, building, and development departments to resolve questions and corrections.
  • Build strong working relationships with municipal officials throughout Metro Atlanta.
Project & Client Coordination
  • Partner with Sales and Planning to identify permitting requirements early.
  • Review project information for completeness before engineering, architectural work, or permit submission begins.
  • Coordinate documentation with engineers, architects, surveyors, designers, and other professionals.
  • Communicate required revisions to internal teams and follow through to completion.
  • Work with Operations to ensure permits are issued before permitted construction begins.
  • Provide clients with weekly updates on permit progress, outstanding requirements, next steps, and known delays.
Construction & Procurement Support
  • Perform material takeoffs and review construction documents to determine material quantities.
  • Create and review framing plans for decks and porches as assigned.
  • Help ensure applicable structures meet building-code requirements.
  • Track TimberTech purchases and applicable rewards submissions.
  • Assist with vendor information and material pricing.
  • Provide backup support for Project Management Office responsibilities when needed.
  • Periodically assist with storage-yard inventory and organization.
Process & Documentation
  • Maintain an organized tracking system for all active permits.
  • Maintain municipality-specific permitting requirements and internal checklists.
  • Keep accurate records of permits, approvals, correspondence, plans, revisions, and related documentation.
  • Identify recurring permitting issues and recommend improvements that reduce rejections, resubmissions, and delays.

You'll be successful when projects are accurate, submission-ready, organized, and moving forward. You'll catch missing information before it causes delays, stay on top of municipal reviews, keep clients and internal teams informed, and own outstanding items until they're resolved.
