Job summary

Gorman & Company, LLC is seeking a Part-Time Property Manager to oversee day-to-day operations at Miami Inspiration Apartments, a 40-unit LIHTC affordable housing community in Miami, Arizona. The role is approximately 18 hours per week, with leadership of on-site staff and coordination with the Regional Property Manager to ensure the property is well-maintained and financially sound.

Qualifications

• At least three years of property management experience.
• Strong understanding of property operations, leasing, resident relations, and financial management.
• Excellent communication and customer service skills.
• Strong organizational skills with ability to manage multiple priorities.
• Supervisory or team leadership experience preferred.
• Basic computer skills and proficiency with Microsoft Office.
• Valid driver’s license, automobile insurance, and MVR that meets company requirements.

Responsibilities

• Oversee day-to-day operations of the community, providing leadership and support to on-site team members and coordinating with the Regional Property Manager.
• Manage leasing activities, including prospect follow-up, applications, lease documentation, renewals, and community tours to maintain strong occupancy.
• Build positive relationships with residents and provide responsive, professional customer service while supporting retention and engagement.
• Oversee affordable housing compliance activities, including resident certifications and documentation with the Compliance Department.
• Monitor rent collection, resident accounts, invoices, budgets, and other financial and administrative responsibilities.
• Coordinate maintenance, unit turnovers, inspections, vendors, and property needs to keep the community well-maintained and welcoming.
• Maintain Fair Housing compliance and alignment with Gorman & Company policies and procedures.

Gorman & Company is seeking a Part-Time Property Manager to oversee the day-to-day operations of Miami Inspiration Apartments, a 40-unit affordable housing community featuring LIHTC in Miami, Arizona.Working approximately 18 hours per week, this role is a great opportunity for an experienced property management professional looking for a part-time schedule while still making a meaningful impact on a community.
