Job summary

Winterwood, Inc. is seeking a detail-oriented part-time Property Manager to oversee day-to-day operations of a residential property, ensuring smooth operations and high resident satisfaction.

Primary duties include leasing, applicant screening, unit showings, rent collection, maintenance coordination, inspections, and ensuring compliance with housing standards. Schedule is Monday, Tuesday and Thursday 8:00 AM–4:30 PM; pay is $18.00–$22.00 per hour, with benefits such as a $250 sign-on bonus, $50

Qualifications

• Proven experience in property management.
• Experience in affordable housing preferred.
• Strong computer proficiency and ability to manage multiple tasks efficiently.
• Exceptional communication and customer service skills.
• Ability to work well independently and as part of a team.
• Stable work history.
• Valid driver’s license and willingness to travel for training.
• Pre-employment drug screening and background check required.

Responsibilities

• Lead leasing efforts and implement marketing strategies to attract residents.
• Monitor move-outs to maintain occupancy.
• Screen applicants to assess eligibility.
• Showcase units to prospective residents professionally.
• Ensure compliance with HUD, Rural Development, Tax Credit, Public Housing and Conventional standards.
• Complete leasing paperwork and ensure compliance.
• Manage rent collection and timely deposits.
• Assign and follow up on maintenance work orders.
• Conduct unit inspections and prepare for state inspections.
• Handle evictions and annual recertifications.
• Collaborate with staff, residents, vendors and stakeholders.
