Job summary

Jobtailor is seeking a reliable Property Maintenance Technician to oversee maintenance, groundskeeping, and janitorial tasks for assigned self-storage properties in Idaho. You will ensure cleanliness, safety, and high service standards while assisting tenants on site.

The role requires a High School Diploma or equivalent, a valid driver's license, and the ability to work indoors and outdoors. You will perform unit inspections, ready spaces for rent, coordinate with third-party vendors, and

Responsibilities

• Maintain cleanliness, appearance, and safety standards across assigned properties.
• Assist tenants or customers onsite.
• Inspect storage units, confirm inventory, and secure spaces.
• Prepare vacant units for rent and secure units.
• Maintain exterior appearance through lawn care and other tasks.
• Oversee third-party vendors for exterior services.
• Perform pest control inspections and coordinate follow-up actions.
• Conduct lock audits and property walk-throughs.
• Respond to security breaches involving unsecured units or tampering.
• Record daily arrivals for payroll purposes.

Job description

• Complete or oversee maintenance, groundskeeping, and janitorial tasks for assigned self-storage properties
• Provide outstanding service to internal and external customers
• Ensure cleanliness, appearance, and safety standards are consistently met or exceeded
• Assist existing tenants or new customers when onsite
• Conduct storage unit inspections, confirm inventory availability, and ensure spaces are secure and ready to rent
• Prepare vacant units for rent by verifying condition, sweeping/dusting, adding pest control, placing welcome packages, and securing units
• Maintain exterior property appearance through lawn care, snow removal, landscaping, window cleaning, light replacement, trash removal, and sweeping
• Oversee third-party vendors contracted for exterior services when applicable
• Clean offices, units, hallways, buildings, interior surfaces, and high-touch areas
• Complete or oversee minor maintenance on gates, lighting, cameras, and doors
• Perform lock audits and full property walk-throughs for security and safety
• Respond to security breaches involving unsecured units, locks, gates/fencing, tampering, or suspicious activity
• Complete pest control inspections and coordinate follow-up actions or treatments
• Conduct virtual walk-throughs with the supervisor using a company-issued device
• Assist with tenant maintenance requests, emergencies, and follow-up procedures
• Support foreclosure procedures for tenants in lien status, including lock cutting, inventory, and photo documentation
• Collect payments from property drop-boxes and communicate or forward payments to off-site management
• Participate in property improvement projects and support other management directives
• Comply with the Operations Policy & Procedure Manual and corporate instructions
• Record daily arrival and departure for payroll purposes
• Perform other responsibilities as assigned

Requirements

• Valid Driver's License and safe driving record
