You’ll work outdoors, perform repairs, and help prepare homesites for move-ins. The ideal candidate has hands‑on maintenance experience, can safely operate tools and equipment, and communicates well with residents and the Community Manager.

• Perform groundskeeping and cleanup: weed control, blowing, raking, trimming, and general landscape maintenance.

• Trim bushes, shrubs, and landscaping; assist with irrigation and other outdoor maintenance needs.
• Maintain vacancy sites and homesites: cleanup and preparation for move-ins.
• Complete routine maintenance and repair requests as assigned.
• Perform general repairs involving plumbing, electrical, carpentry, and basic construction.
• Assist with home and site preparation and other property maintenance projects.
• Maintain community tools and equipment and ensure they are cared for and in good condition.
• Safely operate hand tools, power tools, landscaping equipment, and other maintenance gear.
• Assist with property improvement projects as needed.
• Communicate with the Community Manager about conditions, priorities, and completed work.
• Identify maintenance concerns early to prevent larger problems.
• Maintain a safe, clean, and organized work environment.
• Pitch in wherever needed to support residents and team members.

About the Role

52TEN is looking for a dependable, hands‑on Part‑Time Maintenance Technician to help keep our community clean, attractive, safe, and well maintained.

This is an active, hands‑on role focused on property upkeep, groundskeeping, and general maintenance. You’ll spend much of your time outdoors caring for the community grounds and common areas while also helping with repairs, maintenance requests, home and site preparation, and other projects around the property.

The schedule offers flexibility within the morning hours, generally between 7:00 AM and 12:00 PM, making this a great opportunity for someone looking for consistent part‑time work while keeping their afternoons available.

What You’ll Do

• Maintain community grounds and common areas to ensure the property is clean, attractive, safe, and well cared for.
• Perform groundskeeping and property cleanup, including weed control, blowing, raking, trimming, and general landscape maintenance.

• Maintain the appearance of vacant homes and homesites, including cleanup and preparation for move‑ins.
• Complete routine maintenance and repair requests as assigned.
• Perform general repairs involving plumbing, electrical, carpentry, and basic construction.
• Assist with home and site preparation and other property maintenance projects.
• Maintain community tools and equipment and help ensure they are properly cared for and in good working condition.
• Safely operate hand tools, power tools, landscaping equipment, and other maintenance equipment.
• Assist with property improvement projects as needed.
• Communicate regularly with the Community Manager regarding property conditions, maintenance priorities, and completed work.
• Help identify maintenance concerns before they become larger problems.
• Maintain a safe, clean, and organized work environment.
• Pitch in wherever needed to support the community and provide a great experience for residents and team members.

What We’re Looking For

• Previous experience in maintenance, groundskeeping, landscaping, construction, or property maintenance; experience with manufactured housing, RV communities, apartments, or similar properties is a plus.
• Basic knowledge of general property repairs, such as plumbing, electrical, carpentry, and minor construction.
• Experience using landscaping and grounds maintenance equipment.
• Ability to safely operate hand tools, power tools, and maintenance equipment.
• Ability to follow written and verbal instructions and manage assigned tasks.
• Dependable, organized, and able to follow through on responsibilities.
• Comfortable working independently and identifying what needs attention.
• Good communication skills and a respectful, service‑oriented approach when interacting with residents, vendors, and team members.
• Valid driver’s license and reliable transportation.
• Ability to successfully complete a background check.

Physical & Work Requirements

This is an active, hands‑on position that requires working onsite and frequently outdoors.

• Ability to lift and carry 50 pounds or more.
• Ability to stand, walk, bend, kneel, climb, reach, and perform physical work for extended periods.
• Ability to work outdoors in Phoenix weather conditions.
• Ability to safely use landscaping, maintenance, and construction tools and equipment.
• Ability to perform physical tasks associated with groundskeeping, property maintenance, repairs, and improvement projects.
