Job Opening: Part-Time Maintenance Technician

Venue at Carrollton Apartments located in Carrollton, GA, is seeking an experienced Part-Time Maintenance Technician to join our team. We are part of Fogelman, a nationally recognized leader in the multi-family industry known for our awards and company culture.

Qualifications: The ideal candidate will have at least three years of apartment maintenance experience, strong HVAC skills with certification (Type 1 & 2 or Universal), attention to detail, good customer service skills, and must provide their own tools.

Responsibilities:

• Complete maintenance service requests and repairs as assigned.
• Handle make-ready units.
• Maintain supplies and equipment inventory.
• Ensure cleanliness of work area, tools, and equipment.
• Assist in preventive maintenance projects.
• Escalate unresolved issues to the Service Director.
• Participate in on-call rotation and respond to emergency calls.
• Communicate effectively with residents, vendors, and co-workers.
• Follow safety policies and company procedures, including Fair Housing guidelines.

Qualifications and Skills:

• Minimum three years of apartment maintenance experience preferred.
• HVAC certification (Type 1 & 2 or Universal).
• Certified Pool Operator (CPO) is a plus.
• Proficiency in plumbing, HVAC, electrical, and appliance repair.
• Computer skills, including property management software like Yardi, Entrata, and HappyCo, are preferred.
• Valid driver’s license and insurance may be required depending on the property.

Physical and Environmental Demands:

• Frequent walking, standing, sitting, and climbing stairs.
• Ability to lift up to 50 lbs frequently and over 50 lbs occasionally.
• Good sensory skills and manual dexterity.
• Work indoors and outdoors, exposed to weather conditions.
• Potential exposure to mechanical parts, heights, chemicals, and electrical hazards.
