Each Leasing Consultant has primary marketing responsibilities related to interfacing with prospective residents at the community, handling day-to-day issues with current residents, and coordinating lease renewals. Leasing Consultants are vital to the community’s success in a competitive marketplace. Training focuses on Fair Housing, closing techniques, and overcoming objections.
PRIMARY DUTIES & RESPONSIBILITIES:
Include tasks assigned by the supervisor.
Provide excellent service to residents, prospects, and visitors.
Lease apartments to meet occupancy goals.
Follow Fair Housing Standards in all dealings.
Conduct outside marketing under supervision.
Review applications, credit, income, and background checks.
Complete lease paperwork and maintain files.
Inspect apartments before move-in.
Follow up with residents, promote renewals, and manage lease renewals.
Operate leasing office efficiently.
Specific Responsibilities:
Perform daily inspections, answer communications, inspect signage, and maintain the leasing office appearance.
Greet prospects, show apartments, and process applications.
Maintain guest cards, follow up on leads, and enter prospect info into Entrata.
Manage lease files and coordinate work orders with maintenance.
Handle renewal tasks and conduct audits.
Stay informed on market rates and features.
Assist with roommate matching and move-in coordination, including utility verification and updating resident information.
QUALIFICATIONS:
Positive demeanor, customer service, sales, and negotiation skills.
Good communication, organization, patience, and team interaction.
Ability to understand lease documents and basic math skills.
Follow instructions, accept feedback, and work well under pressure.
EDUCATION & EXPERIENCE:
Bachelor’s Degree preferred, or High School diploma/GED, or related experience.
Knowledge of Microsoft Word and Excel; Entrata experience preferred.
