Job summary

Associa in Columbia, SC is seeking a part-time Architectural Review Coordinator and Compliance Inspector (20 hours/week). The role combines office duties with field inspections using a personal vehicle. Compensation is $20–$22 per hour plus mileage reimbursements and a cell phone stipend.

Typical hours are 9–2 or 10–3, Monday to Thursday. You will liaise with homeowners, boards, and committees and maintain records and communications.

Responsibilities

• Serve as primary point of contact for ARC/ARB, homeowners, builders, and contractors.
• Coordinate and manage the architectural review process from application submission through final approval.
• Review applications for completeness and required documentation.
• Prepare review packets, agendas, and meeting materials for committees.
• Attend meetings, record minutes, and communicate decisions to applicants.
• Draft and distribute approval/denial letters and requests for information.
• Maintain records and update association software with applications and decisions.
• Assist in updating architectural guidelines and homeowner resources.
• Conduct regular community inspections to enforce governing documents and standards.
• Drive through communities to inspect homesites, common areas, and projects.
• Perform inspections for new construction, modifications, and standards.
• Identify, document, and monitor violations; follow up on actions.
• Document findings using tablets, cameras, and AMS software.
• Conduct final inspections and present findings as needed.
• Liaise with homeowners, boards, managers, and vendors.
• Communicate status updates and decisions professionally.
• Respond to inquiries promptly; educate on governing documents.
• Keep management informed on pending applications and trends.
• Maintain records, reports, and tracking systems.
• Process and track fees, deposits, fines, and docs.
• Generate boards/committee reports on activity and status.
• Support special projects and general duties.
