Job summary

Welltower’s Asset Management internship is a paid, full-time summer program for students pursuing a degree in real estate, finance, accounting, economics, or a related field. Qualifications

• Pursuing an undergraduate or graduate degree in real estate, finance, accounting, economics or related field.
• Strong analytical and quantitative skills.
• Proficiency in Excel, Word, and PowerPoint.

Responsibilities

• Assist with building and maintaining property- and portfolio-level financial models, including operating projections, sensitivities, debt schedules, joint venture waterfalls and return analyses.
• Support the monthly and quarterly review of operator and tenant financial performance, including occupancy, rate, labor and other expense trends, and help identify variances to budget and to original underwriting.
• Conduct market and competitive research on submarkets, supply pipelines, demographics and comparable transactions to support asset business plans.
• Help prepare asset business plans, hold/sell analyses and portfolio review materials for senior management.
• Assist with abstracting and summarizing leases, management agreements, and loan documents.
• Support tracking of capital activity, including capital expenditure budgets, funding requests and draw reviews.
• Compile data and prepare exhibits, charts and presentation materials for internal and investor reporting.
• Participate in property tours, operator calls and internal investment discussions to build an understanding of the seniors housing sector.
• Assist in maintaining asset management databases and reporting tools, and identify opportunities to make recurring processes more efficient.
• Complete a summer capstone project and present findings and recommendations to Asset Management leadership.
• Perform ad-hoc analysis and other duties as required.
