Qualifications

Experience: 5+ years as residential construction superintendent, ideally owner-developer or merchant builder.
Project History: Direct experience completing 3–12 unit wood-frame multifamily projects or luxury townhomes.
Technical Mastery: Superior blueprint reading across architectural, MEP, structural, and civil plans.
Mindset: Strong ownership mentality; understand how delays affect lease-up and financing.
Software: Procore and similar project management systems.
Certifications: OSHA 30-Hour card required; Procore/Buildertrend certifications valued.

Responsibilities

Direct daily construction activities to align with the developer's financial and aesthetic vision.
Coordinate with in-house development, design architects, and property management.
Hold independent subcontractors accountable, reducing middleman GC layers.
Review constructability and cost-saving opportunities in plans and changes.
