Nelson Group Construction Corp is seeking an experienced Construction Superintendent – Owner-Developer (Light Multifamily) to oversee daily on-site operations in the Cambridge/Somerville/Medford area. The role focuses on protecting long-term asset value, budget, and returns while bridging field construction, design iteration, and property management.

Qualifications

• 5+ years as residential construction superintendent, preferably for owner-developer.
• Direct experience completing 3–12 unit wood-frame multifamily projects or luxury townhomes.
• Fluent blueprint reading across architectural, MEP, structural plans; OSHA 30-Hour certification required.

Responsibilities

• Direct all daily construction activities to align with developer's financial and aesthetic vision.
• Coordinate with in-house development, design architects, and property management.
• Manage subcontractors directly, avoiding middleman GC layers.
• Review plans early to flag constructability issues and cost-saving opportunities.
• Oversee material procurement and ensure deliveries match PO terms to prevent waste.
• Protect project budget by managing site logistics, preventing theft, and minimizing rework.
• Enforce safety and compliance with OSHA guidelines across all on-site subcontractors.
• Lead final unit turnover with leasing or sales teams for immediate occupancy.
• Document exhaustive daily logs with progress photos for ownership records.
