Job summary

American Property Management is seeking a maintenance technician to perform general upkeep across our Briarstone and Bellamonte properties. The role requires outdoor work, minor repairs, and ensuring units are rent-ready with painting and cleaning.

You will maintain exteriors, manage landscaping tasks, and support a team focused on resident service. A valid driver’s license, English fluency, and 1+ year’s experience are expected; CPO certification is preferred.

Qualifications

• 1+ years’ experience in multifamily or hotel maintenance.
• Experience and willingness to work outdoors.
• Experience providing great customer service to residents and/or customers.
• Driver's license is required.
• CPO certification preferred.
• High school diploma or GED is required.
• Fluent in English with strong reading, speaking, and writing skills.

Responsibilities

• Perform general maintenance tasks, including minor plumbing, electrical, HVAC, and appliance repairs.
• Conduct routine inspections and prepare units to be "rent ready" with repairs, painting, and cleaning.
• Maintain building exteriors, doors, windows, and perform preventive maintenance.
• Exercise discretion and independent judgment to evaluate work quality.
• Maintain lawns, gardens, and outdoor common areas by mowing, trimming, and ensuring walkways, driveways, and entryways are clear of debris.
• Keep grounds, work/storage areas, and dumpster areas clean and organized daily to meet company standards.
• Ensure proper operation of the irrigation system by checking sprinkler heads daily.
• Perform weekly cleaning of exterior doors, entryways, and landings.
• Abide by safety requirements, ensuring proper use of chemicals and equipment.
• Maintain and service equipment regularly for safe operations, including power washers, leaf blowers, and other tools.
• Track inventory, maintain tools, and ensure the safe operation of equipment.
• Follow and enforce company policies and procedures as outlined in the Operations Manual.
• Be available for on‑call emergencies and snow removal as needed.
• Provide excellent customer service and communicate professionally with residents and staff.
