Student Housing Operations Specialist
SPM, LLC is seeking a versatile, solutions-focused Traveling Operations Specialist to support student housing communities across our Louisiana, Georgia, Alabama, and Mississippi portfolio. This role provides hands‑on operational leadership and temporary on‑site support to communities experiencing staffing transitions, performance challenges, or peak move‑in and turn activity — a great fit for someone who enjoys travel, variety, and making an immediate impact.
Responsibilities
- Provide temporary on‑site operational and management support to communities that are short‑staffed, in transition, or need additional leadership — stepping into Community/Property Manager duties when needed
- Support and coach leasing teams to achieve leasing, pre‑lease, and occupancy goals, ensuring all leasing activity follows Fair Housing guidelines
- Review property performance and recommend strategies to increase traffic, conversion, and occupancy
- Coordinate unit turn, make‑ready, and move‑in schedules with maintenance and leasing teams around the academic‑year leasing cycle
- Support resident relations and conflict resolution, and respond to resident service requests to maintain satisfaction and retention
- Support property accounting functions — posting rental payments, preparing bank deposits, monitoring delinquency, and assisting with month‑end reporting and AR reconciliation
- Audit lease files and resident records for expirations, renewals, and other items requiring timely administrative action
- Assist with training, developing, and supervising on‑site staff to ensure consistent operational and service standards
- Maintain accurate records in Entrata and support the accuracy of on‑site marketing and social media presence
Qualifications
- 2+ years of experience in property management, multifamily, or student housing operations; on‑site leasing or management experience required
- Strong leadership, communication, and time‑management skills; comfortable adapting to a variety of assignments and property needs
- Working knowledge of Fair Housing requirements and property management software (Entrata)
- Willingness and ability to travel extensively across a multi‑state portfolio, including extended stays as needed
- Valid driver's license, auto insurance and reliable transportation
