Job summary

Tishman Speyer Properties in New York City seeks an Operations Manager to lead day-to-day building operations in a Class A property. You will manage guest experiences, supervise maintenance and support teams, and foster long-term tenant relationships.

The role requires 3+ years in real estate operations, a real estate-focused degree, and strong financial acumen. You will develop annual budgets, monitor P&L, and coordinate with property management leadership to meet corporate objectives.

Qualifications

  • 3+ years of experience in a similar role within the real estate industry.
  • Financial experience including costs, budgets, service contracts, and arrears.
  • Proficient in Microsoft Office or equivalent.
  • Ability to travel between floors and buildings to communicate with the team and customers.

Responsibilities

  • Lead the Property Management support and Maintenance teams to provide a best-in-class, customer-focused experience throughout the property.

  • Understand customer business needs and leverage our platform to solve real estate challenges.
  • Review lease proposals and facilitate space tours for prospective customers.
  • Support dedicated ZO team in coordinating unique programming and maintaining amenity space to foster a community atmosphere.
  • Assist the General Manager and Property Manager to drive overall amenity engagement.
  • Lead a cross-functional team to ensure all corporate objectives, policies, and standards are met.
  • Develop direct reports through mentoring and identify growth potential with objectives for career advancement.

Overview

The Operations Manager reports to the General Manager and Property Manager and will be based in a Class A commercial property in New York City. You will be responsible for ensuring smooth day-to-day operations for the building, with the goal of providing the highest quality service experience and establishing long-term customer relationships. The successful candidate will be organized, detail-oriented, and have a passion for customer service.

Responsibilities
  • Lead the Property Management support and Maintenance teams to provide a best-in-class, customer-focused experience throughout the property.
  • Maintain customer relationships including hospitality and traditional operations management.
  • Understand customer business needs and leverage our platform to solve real estate challenges.
  • Review lease proposals and facilitate space tours for prospective customers.
  • Support dedicated ZO team in coordinating unique programming and maintaining amenity space to foster a community atmosphere.
  • Assist the General Manager and Property Manager to drive overall amenity engagement.
  • Lead a cross-functional team to ensure all corporate objectives, policies, and standards are met.

Operations
  • Develop the annual operating budget and capital plan, and present to internal stakeholders and partners.
  • Provide financial reporting for profit and loss variances, quarterly reforecasting, and investor reports.
  • Oversee management of third-party maintenance contractors to ensure contractual compliance.
  • Facilitate pre-built and landlord-built customer spaces.
  • Supervise base building capital and major repair/maintenance projects; track and manage finances for projects and building operations.
  • Assist the Property Management team with projects and communication.
About You
  • Qualifications: 3+ years of experience in a similar role within the real estate industry. Bachelor’s degree required (real estate focus preferred).
  • Financial experience including costs, budgets, service contracts, and arrears.
  • Proficient in Microsoft Office or equivalent.
  • Ability to travel between floors and buildings to communicate with the team and customers.

Compensation and Benefits

The base compensation range for this role is $95,000 to $105,000. This role is eligible for a discretionary annual bonus and comprehensive benefits including medical, dental, and vision insurance, life and disability insurance, 401(k) plan with matching contributions, wellness benefits, and other full-time employee benefits.
