In our continued transformation from a real estate company to a customer experience company, we are seeking an Operations Director. This position will report directly to the General Manager at our Columbus, OH location and involves working with the management team, customer service representatives, vendors, tenants, and shoppers.

About the Role:

As the Operations Director, working under the direction of the General Manager, you will ensure efficient and effective operations of the center while maintaining positive relationships with vendors, tenants, shoppers, and the local community. You will focus on operational methods and increasing profitability, keeping common area costs under control to help make Tanger a First Choice destination and provide a best-in-class shopping experience.

You will be a team leader, role model, and overall business manager. Critical thinking, customer-centric mindset, and operational excellence are key. You will operate a clean, well-maintained, attractive, well-lit, and safe outlet center.

How can you contribute?

  • Overall accountability for shopping center operations, including mechanical systems, construction, preventative maintenance, and compliance with regulations.
  • Manage physical operations, maintenance, construction, safety, housekeeping, and contracted services.
  • Assist in developing strategic plans, budgets, and capital plans to maximize NOI and enhance property value, with regular updates and financial forecasting.
  • Forecast expenses, manage capital projects, prepare operational reports, support marketing and leasing programs, and address HR issues.
  • Maximize profit centers like short-term leasing, CAM, utilities, waste handling, and parking.
  • Understand and train on system operations (lighting, electrical, irrigation, alarms, solar, etc.).
  • Maintain cleanliness and standards for restrooms, grounds, and common areas.
  • Lead procurement, review invoices, and support sustainability initiatives to reduce energy use and maximize rebates.
  • Oversee construction projects, warranty issues, and tenant improvements in collaboration with design and construction teams.
  • Support other centers with capital projects, service agreements, and best practices, including scope reviews and project tracking.
  • Monitor vendor performance and ensure quality within budget.
  • Develop maintenance programs for structural repairs and landscaping, ensuring tenant adherence to policies.
  • Respond to operational emergencies, monitor safety, and ensure compliance with safety policies and systems.
  • Promote safety and security, including fire systems, alarms, and law enforcement collaboration.
  • Engage with the community, represent Tanger at events, and support holiday and promotional activities.
  • Assist with facility-related issues for tenants and participate in staff meetings and employee training programs.

About You:

  • Use independent judgment, critical thinking, and prioritize effectively.
  • Identify ambiguity, think strategically, and make decisions within policies.
  • Possess management and leadership experience, with the ability to mentor and motivate.
  • Excellent communicator, interpersonal skills, team-oriented, with a focus on building relationships.
  • Identify underperformance and develop strategies for improvement, leveraging company tools.
  • Support tenant relations, market analysis, and project prioritization.
  • Negotiate contracts, oversee vendors, and manage budgets effectively.
  • Build strong relationships with tenants, ensuring lease compliance.
  • Strong organizational and time management skills, capable of managing multiple projects.
  • Proficient in Microsoft Office and quick to learn Tanger systems.
  • Flexible schedule, including holidays, with up to 15% travel.
  • Education and experience: Bachelor’s degree in business or related field, 5-7 years in operations management; retail or real estate experience preferred.
  • Valid driver’s license and ability to travel as needed.
