Position Summary

We are seeking an experienced Operations Director to lead property services and field operations for our growing vacation rental organization in the TX Hill Country.This is a senior, hands-on operational leadership role responsible for maintenance, housekeeping, inspections, and pool and spa services across a portfolio of 300+ vacation rental properties. You will lead a multidisciplinary team of 30+ employees and service partners, including managers, housekeepers, inspectors, administrative staff, maintenance and spa technicians, and third-party vendors.Reporting to the General Manager, you will have responsibility for operational performance, team development, service quality, budgeting, and P&L performance, while working closely with Owner Relations and Guest Services to deliver an exceptional experience for both homeowners and guests.The ideal candidate combines strong people leadership with financial and operational discipline. You should be comfortable analyzing performance, improving systems, managing competing priorities, and making decisive operational decisions while remaining willing to step into day-to-day challenges when necessary.This opportunity is ideal for an experienced hospitality or property management leader who wants meaningful ownership over operations and the opportunity to build high-performing teams, strengthen systems, and directly influence business performance.

Key Responsibilities

• Lead day-to-day property services operations, including housekeeping, maintenance, inspections, and pool and spa services.


• Manage and develop a multidisciplinary team of 30+ managers, frontline employees, administrative staff, technicians, and third-party service providers.


• Establish clear expectations, performance standards, and accountability across operational teams.


• Maintain P&L responsibility under the guidance of the General Manager, including budgeting, forecasting, expense management, and cost control.


• Monitor and report on operational KPIs, including service turnaround times, quality standards, guest satisfaction, team productivity, and financial performance.


• Identify and implement opportunities to improve workflows, reduce costs, increase productivity, and strengthen service quality.


• Develop, document, and continuously improve operational policies, procedures, protocols, and best practices.


• Conduct and oversee regular property inspections to maintain company quality standards and proactively identify operational issues.


• Coach and develop managers and team members through regular feedback, performance reviews, and measurable individual and team goals.


• Build and maintain productive relationships with vendors, contractors, and service providers while monitoring performance, quality, and cost.


• Regularly evaluate housekeeping, maintenance, and pool and spa protocols to support consistent property standards.


• Ensure operational practices comply with applicable health, safety, and environmental requirements.


• Partner closely with Owner Relations, Guest Services, and other departments to resolve property-related issues quickly and effectively.


• Respond to escalated guest and homeowner concerns and implement solutions that reduce recurring operational issues.


• Provide hands-on operational support during high-volume periods, urgent situations, and other business needs.

Required Qualifications

• 5+ years of experience in property management, vacation rentals, hospitality operations, facilities management, or a related operational environment.


• 2+ years of experience leading teams in a management or senior operational role.


• Demonstrated experience overseeing housekeeping, maintenance, property services, or comparable field operations.


• Experience managing budgets, departmental expenses, KPIs, and operational performance.


• Strong people leadership skills with the ability to effectively manage managers, frontline employees, and external service providers.


• Excellent organizational, analytical, and problem‑solving abilities.


• Proven ability to manage multiple departments, projects, deadlines, and competing priorities.


• Ability to identify operational challenges and develop practical, proactive, and scalable solutions.


• Strong interpersonal and communication skills with the ability to work effectively across all levels of an organization.


• Comfortable learning and using property management, operations, work‑order, and Microsoft Office systems.


• Willingness and ability to provide hands‑on operational support, including physical work, when circumstances require it.


• Ability to respond to urgent operational needs outside standard business hours when necessary.

Preferred Qualifications

• Experience within vacation rentals, short‑term rentals, hotels, resorts, or multi‑property hospitality operations.


• Experience with Track PMS and/or Breezeway strongly preferred.


• Experience overseeing operations across a large or geographically dispersed property portfolio.


• Experience managing P&L performance and identifying opportunities for operational cost savings.


• Experience developing SOPs, performance metrics, and scalable operational processes.


• Experience managing third‑party vendors, contractors, and service providers.

Compensation & Benefits

Annual Salary: $75,000–$100,000, based on experience and qualifications.

Performance Bonus

• Annual performance bonus opportunity based on company and operational performance metrics, including revenue, client retention, and guest satisfaction.
