Job summary

Total Contracting Services is seeking an Operations Director for our Norcross, GA portfolio. The role centers on directing daily on-site operations, mentoring field teams, and coordinating schedules to meet budget and quality targets across multiple multifamily communities.

You will partner with leadership and clients to address service needs, drive continuous improvement, and ensure safety, compliance, and resident satisfaction. A background in property maintenance and contracting is preferred.

Role Description

The Operations Director is a full-time, on-site role based in Norcross, GA. This position oversees daily operations, ensuring that painting, cleaning, resurfacing, and maintenance services are delivered on time, within budget, and to quality standards across multiple multifamily properties. Responsibilities include managing and mentoring operational teams, coordinating schedules and workloads, optimizing workflows and resource allocation, and monitoring performance metrics. The Operations Director works closely with leadership and client stakeholders to address service needs, resolve issues, support continuous improvement, and uphold safety, compliance, and customer satisfaction. The role also involves contributing to strategic planning, cost control, and process standardization to support growth in Southeast markets.

• Financial and analytical skills to manage budgets, control costs, interpret reports, and support data-driven decisions.

• Experience implementing process improvements, standard operating procedures, and safety/compliance practices.
• Proficiency with common business and operations software (e.g., spreadsheets, project management tools, CRM or work-order systems).
• Proven ability to work on-site in a fast-paced environment, handle escalations, and adapt to changing priorities.
• Bachelor’s degree in Business, Operations Management, Facilities Management, or related field; equivalent experience considered.
• Previous experience in multifamily housing, property management services, or a similar contracting environment is highly beneficial.
