Total Contracting Services is seeking an Operations Director for our Norcross, GA portfolio. The role centers on directing daily on-site operations, mentoring field teams, and coordinating schedules to meet budget and quality targets across multiple multifamily communities.

You will partner with leadership and clients to address service needs, drive continuous improvement, and ensure safety, compliance, and resident satisfaction. A background in property maintenance and contracting is preferred.

Qualifications

• Operations leadership experience managing field teams and multi-site service delivery.
• Strong planning, scheduling, and organizational skills for concurrent jobs.
• Knowledge of property maintenance, painting, cleaning, resurfacing processes.
• Financial and analytical skills to manage budgets and costs.
• Effective communication and collaboration with internal teams, vendors, and clients.
• Experience implementing SOPs and safety/compliance practices.
• Proficiency with common business software and project management tools.
• Proven ability to work on-site in a fast-paced environment.
• Bachelor’s degree in Business/Operations (or equivalent).
• Experience in multifamily housing or property management services.

• Oversee daily operations across multiple multifamily properties.
• Manage and mentor operational teams, coordinate schedules and workloads.
• Optimize workflows and resource allocation; monitor performance metrics.
• Collaborate with leadership and clients to address service needs and resolve issues.
