Job summary

JLL is seeking an Operating Engineer to maintain and repair the building's HVAC, electrical, and plumbing systems at a Phoenix site. You will perform preventive maintenance, manage work orders in CMMS, and support on-call responses.

The role requires hands-on technicians with strong customer service skills and a willingness to work a 7am–3pm schedule with rotating on-call. Qualified candidates have 3+ years in repair and maintenance, relevant trade education, and the ability to lift up to 50

Qualifications

• 3+ years of related work experience in repair, maintenance, HVAC, plumbing, electrical or carpentry.
• Trade school education, union training, military service or college is desirable.
• Universal CFC EPA certification or intent to obtain within first year (with company assistance).
• Experience using Microsoft Office (Word, Outlook, Excel, Teams).
• Ability to lift up to 50 lbs.
• Comfort using ladders up to 30 feet tall.
• Ability to frequently climb, bend, kneel, lift and/or drive.
• Strong customer service skills.
• This position does not provide visa sponsorship. Authorized to work in the United States without sponsorship.

Responsibilities

• Maintain and repair building systems including HVAC, electrical, plumbing.
• Perform preventive maintenance and inspections.
• Maintain CMMS and respond to tenant service requests.
• Troubleshoot building systems including DDC and pneumatic controls.
• Ensure compliance with safety procedures and participate in ongoing training.
• On-site presence required and assist with on-call emergencies.

Operating Engineer

Develop your engineering career at JLL! The Operating Engineer supports operation, inspection and maintenance processes to mechanical, HVAC, electrical and plumbing equipment and systems. You will work as part of an engineering team of 2 at a 237,000 square foot Class A office building in Baltimore.

Schedule: 7am-3pm Monday through Friday + rotating on-call (1 week on call every 4 weeks)

What this job involves

Complete assigned tasks that include but are not limited to: painting, pressure washing, maintaining lighting system bulbs/ballasts, plumbing, HVAC systems, water treatment, locksmith work and general maintenance (as allowed by any licensing requirements)

Maintain work order system (CMMS) daily and complete any tenant service requests

Perform assigned preventive maintenance and inspection tasks

Support on‑call or emergency response situations (if applicable)

Troubleshoot all building systems, including electrical, DDC and pneumatic controls

Comply with all safety procedures

Participate in ongoing technical, safety, and operational process training programs

Other projects and tasks to be assigned
