Job summary

JLL is seeking an Operating Engineer (Static) to support hands-on maintenance of building systems for four financial institution properties in Winston-Salem and Greensboro, NC. The role involves minor repairs and helping run preventive maintenance to keep systems operating safely and efficiently.

• Manage facility services, preventive maintenance, procurement, and inventory; supervise contractors as needed.
• Monitor HVAC and related equipment, review monthly service summaries, and ensure compliance with safety policies.

Job Description Summary

The Operating Engineer (Static) will assist in the hands-on maintenance of building systems for the safe, efficient, and proper operations of all assigned properties. The assigned properties will include four financial institution office buildings located in Winston-Salem, NC. The engineer will perform minor repairs and help in the operation, monitoring, and performance of preventive maintenance on the building systems as necessary.

Duties and Responsibilities

• Performs maintenance, and monitoring repairs to the Mechanical, Plumbing, Structural, Furniture, Fire alarm, Life Safety, and Control systems for the facility to keep facility and building systems up to applicable standards as assigned.
• Maintains responsibility for facility services, preventative maintenance, purchasing and inventory control, contracted maintenance, general maintenance, and technical proficiency.
• Maintains the condition of the property equipment which includes cleaning, inspecting, calibrating, and changing parts to maintain the HVAC systems and associated equipment at optimum performance levels.
• Review monthly client service request summaries to pinpoint and correct recurrent operational problems.
• Evaluates vendors and suppliers regularly about quality and competitive pricing.
• Verifies the accuracy of deliveries for count, pricing, and description.
• Records readings and make adjustments where necessary to ensure proper operation of equipment.
• Complies with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintains a clean and safe workplace.
• Perform periodic checks of tool and instrument inventory.
• Monitors the quality and pricing of maintenance work performed by outside contractors.

Requirements

• High school diploma or GED.
• 2+ years of experience in the building maintenance industry.
• Accredited trade school degree in HVAC, electronic, or other industry-related trade. Union training and certification are also acceptable.

Highly Desirable Attributes

• Knowledge in the safe and proper use of the following tools: ladders, lifts, basic hand tools, volt meter, manual drain auger, plumber's helper, safety goggles, ear protection, and fire extinguishers.
• Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
• Must be able to interpret a variety of instructions furnished in written, oral, diagram, or schedule format.
• Must be comfortable with working in less-than-ideal working conditions.
• Possess a Universal CFC certification.
