Job summary

JLL is hiring an Operating Engineer in Richardson, TX to perform routine and complex maintenance on critical building systems. The role requires a strong background in HVAC, electrical, and plumbing, plus universal CFC certification and union training acceptance.

Job Title: Operating Engineer

QUALIFICATIONS

EDUCATION/EXPERIENCE

A high school diploma or GED is required. A minimum four (4) years experience in the building maintenance industry and accredited trade school degree in HVAC, electronic, or other industry related trade. Union training and certification is also acceptable. Must have Universal CFC certification. Should be knowledgeable in the safe and proper use of the following tools: ladders, lifts, basic hand tools, volt meter, manual drain auger, plumbers helper, safety goggles, ear protection, and fire extinguisher.

PHYSICAL DEMANDS

Physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. The employee frequently is required to stand; walk; reach with hands and arms; climb or balance; and stoop, kneel, crouch, or crawl. The employee must regularly lift and/or move up to 10 pounds, frequently lift and/or move up to 25 pounds, and occasionally lift and/or move up to 50 pounds.

JOB SUMMARY

The Operating Engineer conducts extensive hand-on operations and maintenance work inaFacilityand/or criticalenvironment. Work includes installation, repair, and maintenance of critical and non-critical electrical, mechanical, and plumbing/pipingequipment,machinery and controlslocatedin the interior and exterior of a facility. Monitors operations and conducts a routine and on-going assessment of the buildingsystemsoperations and performance. Performs tests,roundsand analyzes data to ensure the proper functioning of equipment. Work requires strong formal conduct of operations skills, technicalexpertise, personal accountability, and flawless execution of work activitiescommensuratewith ahigh riskenvironment and associated expectations for exceptional customer satisfaction and confidence.

DUTIES AND RESPONSIBILITIES
  • At the direction of supervisor, maintains, monitors, and performs preventive, predictive, and corrective maintenance on critical equipment, which may include the following: mechanical (including HVAC, computer room air conditioners, chillers, and plumbing) electrical (including UPS, DC battery systems, PDU, generators, transfer switches, and switchgear), cabling (including data and voice, broad band), fire detection and suppression, life safety, lighting, temperature control systems, building management systems, and digital systems (including fire alarm, duress, card access, CCTV). Also responsible for operation and maintenance of non-critical equipment such as refrigeration, heat exchanger, HVAC, electrical, hotwater systems. Monitors operation, adjusts andmaintainsair conditioning equipment; boilers, and ventilating and hot water heaters; pumps, valves,pipingand filters; other mechanical and electrical equipment; record readings andmake adjustmentswhere necessary to ensure proper operation of equipment.
  • Operates andmonitorscritical and non-critical system equipment and components. Oversees work efforts (including 3rd party contractors) for the safe and compliant operation, maintenance (corrective and preventive), and modification of critical equipment. Disables and enables fire alarm control panels and systems.
  • Install and repair plumbing/piping/tubing; wire single and three phase motors; install and rebuild pumps and motors; install and rebuild air compressors; heat exchangers; replace bearings in all types of motors; replace seals on pumps; install and repair piping, valves, filters, hot water systems and associated controls; assist other mechanics and engineers with major repairs and maintenance of building and equipment. Install, repair, andmaintainelectrical controls,switchingand motor controls.
  • Receive and execute work orders for preventative and corrective maintenance on critical systems and building physical structure. Consult withLeadBuilding Engineer or supervisor to order necessary materials to complete all maintenance and perform necessary work. Finalize work orders by completing necessary documentation in the computerized maintenance management system.
  • Respondimmediatelyto emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns.
  • Perform Building Management System Console operations.
  • Comply withdepartmental policy for the safe storage, usage, and disposal of hazardous materials. Maintain a clean and safe workplace.
  • Participate in local professional trade organizations and training programsin order tostay current with technological trendsofthe industry.
  • Performs other duties asrequiredto meet clients'objectivesand acts in other capacities whenrequired.
