Job summary

Jones Lang LaSalle Incorporated (JLL) is seeking an On-site Operating Engineer (Static) in Winston-Salem, NC. The role focuses on hands-on maintenance of building systems across four financial institution properties, ensuring safe, efficient operations and preventive maintenance.

The engineer will perform repairs, monitor systems, and support procurement, inventory, and vendor relations to sustain facility performance and safety.

Qualifications

• High school diploma or GED required.
• 2+ years of experience in the building maintenance industry.
• Accredited trade school degree in HVAC, electronic, or related trade.
• Union training and certification acceptable.

Responsibilities

• Maintains/measures and repairs mechanical, plumbing, structural, furniture, fire alarm, life safety, and control systems.
• Oversees facility services, preventive maintenance, purchasing and inventory, and contractor work.
• Maintains HVAC equipment condition and performance with proper calibrations.
• Reviews monthly client service summaries to fix recurring issues.
• Evaluates vendors for quality and pricing; ensures correct deliveries and pricing.
• Records readings and adjusts equipment for proper operation.
• complies with safety storage/ disposal of hazardous materials; keeps a safe workplace.
• Performs periodic tool and inventory checks; monitors contractor work quality/pricing.

Job Description Summary

The Operating Engineer (Static) will assist in the hands-on maintenance of building systems for the safe, efficient, and proper operations of all assigned properties. The assigned properties will include four financial institution office buildings located in Winston-Salem, NC. The engineer will perform minor repairs and help in the operation, monitoring, and performance of preventive maintenance on the building systems as necessary.

Job Description Duties and Responsibilities

• Performs maintenance, and monitoring repairs to the Mechanical, Plumbing, Structural, Furniture, Fire alarm, Life Safety, and Control systems for the facility to keep facility and building systems up to applicable standards as assigned.
• Maintains responsibility for facility services, preventative maintenance, purchasing and inventory control, contracted maintenance, general maintenance, and technical proficiency.
• Maintains the condition of the property equipment which includes cleaning, inspecting, calibrating, and changing parts to maintain the HVAC systems and associated equipment at optimum performance levels.
• Review monthly client service request summaries to pinpoint and correct recurrent operational problems.
• Evaluates vendors and suppliers regularly about quality and competitive pricing.
• Verifies the accuracy of deliveries for count, pricing, and description.
• Records readings and make adjustments where necessary to ensure proper operation of equipment.
• Complies with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintains a clean and safe workplace.
• Perform periodic checks of tool and instrument inventory.
• Monitors the quality and pricing of maintenance work performed by outside contractors.

Requirements

High school diploma or GED.

2+ years of experience in the building maintenance industry.

Accredited trade school degree in HVAC, electronic, or other industry-related trade.

Union training and certification are also acceptable.

Highly Desirable Attributes

• Knowledge in the safe and proper use of the following tools: ladders, lifts, basic hand tools, volt meter, manual drain auger, plumber's helper, safety goggles, ear protection, and fire extinguishers.
• Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
• Must be able to interpret a variety of instructions furnished in written, oral, diagram, or schedule format.
• Must be comfortable with working in less-than-ideal working conditions.
• Possess a Universal CFC certification.
• This position does not provide visa sponsorship. Candidates must be authorized to work in the United States without sponsorship.
