Job summary

Jones Lang LaSalle (JLL) in Arlington, VA, seeks an Operating Engineer to support maintenance of mechanical, HVAC, electrical, and plumbing systems. This on-site role runs Monday–Friday with standard hours; visa sponsorship is not provided.

Responsibilities include maintenance tasks, work order management, preventive inspections, and assistance during emergencies. Requires 3+ years in related fields and EPA certification, with MS Office skills and strong customer service ability.

Qualifications

• 3+ years of related work experience in repair, maintenance, HVAC, plumbing, electrical or carpentry.
• Trade school education, union training, military service or college is desirable.
• Universal CFC EPA certification or interest in achieving within first year (with JLL assistance).

Responsibilities

• Complete assigned tasks such as painting, pressure washing, lighting maintenance, plumbing, HVAC systems, water treatment, locksmith work and general maintenance.
• Maintain work order system (CMMS) daily and complete tenant service requests.
• Perform preventive maintenance and inspections.
• Support on-call or emergency response situations (if applicable).
• Troubleshoot building systems including electrical, DDC and pneumatic controls.
• Comply with safety procedures.
• Participate in technical, safety, and operational training programs.
• Other projects and tasks as assigned.

The Operating Engineer supports operation, inspection and maintenance processes to mechanical, HVAC, electrical and plumbing equipment and systems.

Expected Compensation: $38.46 - $40.87 per hour

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data.

Expected Schedule: Monday - Friday 9:30 am - 6 pm

What your day-to-day will look like

• Complete assigned tasks that include but are not limited to: painting, pressure washing, maintaining lighting system bulbs/ballasts, plumbing, HVAC systems, water treatment, locksmith work and general maintenance (as allowed by any licensing requirements)
• Maintain work order system (CMMS) daily and complete any tenant service requests
• Perform assigned preventive maintenance and inspection tasks
• Support on-call or emergency response situations (if applicable)
• Troubleshoot all building systems, including electrical, DDC and pneumatic controls
• Comply with all safety procedures
• Participate in ongoing technical, safety, and operational process training programs
• Other projects and tasks to be assigned

On-site presence required.

Required Qualifications

• 3+ years of related work experience, especially in repair, maintenance, HVAC, plumbing, electrical or carpentry
• Trade school education, union training, military service or college is desirable
• Universal CFC EPA certification or interest in achieving within first year (with JLL assistance)
• Experience using Microsoft Office (Word, Outlook, Excel, Teams)
• Ability to lift up to 50 lbs
• Comfort using ladders up to 30 feet tall
• Ability to frequently climb, bend, kneel, lift and/or drive
• Strong customer service skills
