Job summary

JLL is seeking an Operating Engineer in Arlington, VA to support operation, inspection and maintenance of mechanical, HVAC, electrical and plumbing systems on-site. The role requires 3+ years of related experience and the ability to lift up to 50 lbs, with a 9:30 am–6 pm schedule.

You will use CMMS to manage work orders, perform preventive maintenance, and assist in emergency responses while upholding safety procedures.

Qualifications

• 3+ years of related work experience in repair, maintenance, HVAC, plumbing, electrical or carpentry.
• Trade school, union training or military service desirable.
• EPA universal CFC certification or plan to obtain within first year with company support.

Responsibilities

• Perform maintenance tasks including painting, lighting, plumbing and HVAC system upkeep.
• Maintain CMMS work orders and respond to tenant service requests.
• Conduct preventive maintenance and inspections; assist in on-call or emergency situations.

The Operating Engineer supports operation, inspection and maintenance processes to mechanical, HVAC, electrical and plumbing equipment and systems.

Expected Compensation: $38.46 - $40.87 per hour

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant’s education, experience, skills, abilities, geographic location, internal equity and alignment with market data.

Expected Schedule: Monday - Friday 9:30 am - 6 pm

What your day-to-day will look like:

• Complete assigned tasks that include but are not limited to: painting, pressure washing, maintaining lighting system bulbs/ballasts, plumbing, HVAC systems, water treatment, locksmith work and general maintenance (as allowed by any licensing requirements)
• Maintain work order system (CMMS) daily and complete any tenant service requests
• Perform assigned preventive maintenance and inspection tasks
• Support on-call or emergency response situations (if applicable)
• Troubleshoot all building systems, including electrical, DDC and pneumatic controls
• Comply with all safety procedures
• Participate in ongoing technical, safety, and operational process training programs
• Other projects and tasks to be assigned

Required Qualifications:

• 3+ years of related work experience, especially in repair, maintenance, HVAC, plumbing, electrical or carpentry
• Trade school education, union training, military service or college is desirable
• Universal CFC EPA certification or interest in achieving within first year (with JLL assistance)
• Experience using Microsoft Office (Word, Outlook, Excel, Teams)
• Ability to lift up to 50 lbs
• Comfort using ladders up to 30 feet tall
• Ability to frequently climb, bend, kneel, lift and/or drive
• Strong customer service skills
