Job summary

JLL located in Charlotte, NC seeks an Operating Engineer to support repair, maintenance, and operation of mechanical, HVAC, electrical, and plumbing systems on-site.

Responsibilities include preventive maintenance, work order management, and responding to on-call situations; the role requires strong customer service and ability to lift up to 50 lbs with ladders up to 30 ft.

Qualifications

• 3+ years of related work experience in repair, maintenance, HVAC, plumbing, electrical or carpentry.
• Trade school, union training, military service or college preferred.
• EPA Universal CFC certification or plan to obtain within first year (with JLL assistance).
• Proficient in Microsoft Office (Word, Outlook, Excel, Teams).
• Ability to lift up to 50 lbs; comfortable using ladders up to 30 feet tall.
• Strong customer service skills.

Responsibilities

• Complete assigned tasks including painting, pressure washing, lighting, plumbing, HVAC, water treatment, locksmith work and general maintenance.
• Maintain CMMS work order system daily and process tenant service requests.
• Perform preventive maintenance and inspections.
• Support on-call or emergency responses (if applicable).
• Troubleshoot building systems including electrical, DDC and pneumatic controls.
• Comply with all safety procedures; participate in ongoing training.
• Other projects and tasks to be assigned.

The Operating Engineer supports operation, inspection and maintenance processes to mechanical, HVAC, electrical and plumbing equipment and systems. This position requires the Operating Engineer to be on-site.

Estimated total compensation for this position:

$22.00 - $30.00 per hour

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data.

Schedule: 8:00 am - 5:00 pm Monday through Friday

What your day-to-day will look like:

• Complete assigned tasks that include but are not limited to: painting, pressure washing, maintaining lighting system bulbs/ballasts, plumbing, HVAC systems, water treatment, locksmith work and general maintenance (as allowed by any licensing requirements)
• Maintain work order system (CMMS) daily and complete any tenant service requests
• Perform assigned preventive maintenance and inspection tasks
• Support on-call or emergency response situations (if applicable)
• Troubleshoot all building systems, including electrical, DDC and pneumatic controls
• Comply with all safety procedures
• Participate in ongoing technical, safety, and operational process training programs
• Other projects and tasks to be assigned

Required Qualifications:

• 3+ years of related work experience, especially in repair, maintenance, HVAC, plumbing, electrical or carpentry
• Trade school education, union training, military service or college is desirable
• Universal CFC EPA certification or interest in achieving within first year (with JLL assistance)
• Experience using Microsoft Office (Word, Outlook, Excel, Teams)
• Ability to lift up to 50 lbs
• Comfort using ladders up to 30 feet tall
• Ability to frequently climb, bend, kneel, lift and/or drive
• Strong customer service skills
