Job summary

Kysin LLC in Wilmington, NC seeks an onsite Lease-Up Specialist to lead leasing for a new townhome build-to-rent community. This commission-eligible sales role blends base pay with per-lease commissions and requires a North Carolina real estate license and 2+ years' lease-up experience.

You will drive traffic, tours, and closings, coordinate with marketing, maintain CRM, and ensure Fair Housing compliance, all while representing the community through stabilization.

Qualifications

• Active North Carolina real estate license in good standing.
• Minimum 2 years of lease-up experience in new construction, build-to-rent or townhome rental.
• Must reside in or relocate to the greater Wilmington, NC area; onsite role with no remote flexibility.
• Working knowledge of Fair Housing laws and compliant leasing practices.

Responsibilities

• Own the leasing funnel from inquiry to signed lease, including move-in.
• Source prospects beyond inbound leads through local partnerships and events.
• Convert tours into signed leases with a consultative sales approach.
• Ensure all leases and screening decisions comply with Fair Housing and policy.
• Maintain accurate CRM and leasing reports daily or weekly.
