Job summary

Yugo USA is seeking a Property Manager for our on-site Gainesville community. You’ll lead on-site staff, oversee leasing, budgeting, resident relations, and marketing to maximize occupancy and revenue.

Reporting to the Regional Property Manager, you’ll manage finances, budgets, vendor coordination, inspections, and ensure compliance with Fair Housing and company policies. Salary range $70k-$80k plus a $75 monthly phone stipend.

Qualifications

• Minimum of three years’ supervisory experience in residential properties or similar operations.
• Experience running a property, preferably student/university housing.
• Bachelor’s degree preferred; in lieu, equivalent experience in property operations.
• Strong interpersonal and communication skills; ability to build relationships.
• Experience in fast-paced, sales- and marketing-driven environments.
• Proficient with property management software such as Entrata, Yardi, Real Page or similar.

Responsibilities

• Supervise on-site staff to meet daily goals and timelines.
• Oversee rent collections, delinquency management, and evictions per policy.
• Manage accounts receivable/payable and ensure accurate financial transactions.
• Coordinate leasing, marketing, and resident retention to maximize occupancy.
• Monitor market trends and pricing to maintain competitiveness.
• Review financial reports, budgets, occupancy, and performance.
• Identify opportunities to increase revenue and reduce costs.
• Assist in preparing annual operating and capital budgets.
• Investigate resident issues and enforce policies professionally.
• Conduct regular property inspections for appearance, safety and compliance.
• Coordinate maintenance with the supervisor; ensure safety standards.
• Manage vendors/contractors, bidding, and project coordination.
• Lead turnover projects and capital improvements within budget.
• Recruit, train, and develop team members; lead meetings and updates.
• Collaborate with regional/corporate teams on performance and needs.
