Job summary

Yugo USA in Gainesville, FL is seeking a Property Manager to lead a thriving student housing community. You will oversee leasing, resident relations, marketing, budgeting, and on-site operations, driving occupancy and financial performance.

Reporting to the Regional Property Manager, you will manage a team, ensure compliance with Fair Housing and company policies, coordinate maintenance, vendor management, and oversee annual budgets while delivering an exceptional living experience for residents.

Qualifications

  • Three years of supervisory experience in residential properties or related operations.
  • Experience running a property, preferably student/university housing.
  • Bachelor’s degree in business or related field, or equivalent experience.
  • Strong interpersonal and communication skills for relationship building.
  • Experience in fast-paced, sales/marketing-focused environments.
  • Proficient with technology and online systems; familiar with PM software.

Responsibilities

  • Supervise on-site staff to meet daily goals and responsibilities.
  • Oversee rent collections, delinquency management, and evictions as needed.
  • Manage accounts receivable/payable processes with accuracy.
  • Coordinate leasing, marketing, and resident retention initiatives.
  • Monitor market trends and competitive positioning to stay top.
  • Review budgets, occupancy trends, and financial performance.
  • Identify opportunities to increase revenue and reduce costs.
  • Assist in preparing annual operating and capital budgets.
  • Handle resident complaints professionally and promptly.
  • Conduct regular property inspections for appearance and safety.
  • Ensure compliance with policies, Fair Housing, and laws.
  • Oversee maintenance in partnership with Maintenance Supervisor.
  • Manage vendors, contractors, and project coordination.
  • Coordinate property improvements and turn activities within budgets.
  • Recruit, train, and develop team members; conduct performance reviews.
  • Lead team meetings and communicate goals and updates.
  • Collaborate with Regional Managers and corporate teams.
  • Maintain accurate property records and documentation.

Reporting to the Regional Property Manager, here’s what you’ll be doing!

Supervise and lead on-site staff to ensure operational goals and daily responsibilities are completed effectively and on time.

Oversee rent collections, delinquency management, and eviction processes in compliance with company policies and legal requirements.

Manage accounts receivable and payable processes, ensuring accurate and timely financial transactions.

Coordinate leasing, marketing, and resident retention initiatives to maximize occupancy and revenue performance.

Monitor market trends, competitor pricing, and community positioning to maintain market competitiveness.

Review and analyze financial reports, budgets, occupancy trends, delinquency, and operating performance.

Identify opportunities to increase revenue, reduce expenses, and improve overall asset performance.

Assist in preparing and managing annual operating and capital budgets.

Investigate and resolve resident complaints, disturbances, and policy violations in a professional and timely manner.

Conduct regular property inspections to ensure community appearance, curb appeal, cleanliness, and safety standards are maintained.

Ensure compliance with company policies, Fair Housing regulations, and all applicable federal, state, and local laws.

Oversee property maintenance operations in partnership with the Maintenance Supervisor, including safety compliance and preventative maintenance efforts.

Manage vendors, contractors, and service providers, including bidding, contract compliance, and project coordination.

Coordinate property improvement projects, renovations, and turn activities while maintaining budget expectations.

Recruit, train, coach, and develop team members while addressing performance management and employee development needs.

Conduct regular team meetings to communicate goals, expectations, and operational updates.

Partner with Regional Managers and corporate teams to communicate property performance and operational needs.

Maintain accurate property records, reports, leases, and documentation in accordance with company standards.

Ensure leasing offices, model units, and community spaces are maintained in a professional and welcoming condition.

Perform additional duties and special projects as assigned to support community operations and business objectives.

Minimum of three years’ supervisory experience, preferably in residential properties, rental operations, or related business operations required.

Relevant experience running a property, even better at a student/university residential building

Bachelor’s degree in business, a related field, or its equivalent, preferred. In lieu of degree, equivalent experience in residential properties, rental operations, or related business operations is required.

Strong interpersonal and communication skills, including the ability to build and maintain quality relationships

Experience within a fast paced, target driven environment with strong focus on sales and marketing

Be proficient in working with technology and adaptable to online systems.

Be proficient in property management software’s such as Entrata, Yardi, Real Page or like systems

Carbon Literacy Certification or willingness to undertake training?
