SDPM, LLC is seeking an onsite Property/Leasing Administrator to manage a 40-unit complex in Escondido, CA. You will handle leases, showings, applications, and tenant communications while ensuring compliance with housing laws.

The role requires 1–2 years of related experience, a high school diploma, and reliable transportation. Full-time, onsite position with immediate paid leave and competitive hourly wage. Bilingual Spanish a plus.

Responsibilities

• Live onsite and manage a 40-unit complex.
• Handle lease admin: guest cards, marketing vacancies, and showings.
• Process leases, applications, and tenant screening.
• Manage tenant correspondence, move-ins/outs, and related documents.
• Inspect common areas, collect rent, and issue non-payment notices.
• Process invoices, purchase orders, and month-end reports.
• Coordinate work orders with tenants and vendors.
• Maintain positive tenant relations and knowledge of state laws.

Job description

Responsibilities:

• Live onsite and manage a 40-unit complex.


• Responsible for all lease administrative duties; guest cards, advertise and market vacant units, schedule and manage all showings of units


• Lease, applications, and screen prospective tenants.


• Manage all tenant correspondence, move-ins and move-outs, and preparation of all related documents, security deposit disposition, lease expirations, evictions, uploading of receipts, invoices, and estimates (generate payables), and month-end reports


• Inspects and cleans property common areas and grounds on a regular basis.


• Collects all rent payments and makes deposits.


• Distributes non-payment notices to all delinquent residents and completes follow-up activity regarding non-payment of rent or eviction proceedings.


• Assists in the processing, monitoring, and recording of invoices.


• Interfaces with tenants and vendors on work order requests, on-site maintenance, improvement projects, and events


• Maintains a positive, productive relationship with tenants


• Maintain general working knowledge of state laws, including Fair Housing laws and standards.

Job Qualifications:

• Education: High school diploma or equivalent.


• Experience: 1-2 years of related experience.


• The candidate must have reliable transportation and a valid driver\'s license.
