Job summary

Ymp-Real-Estate-Management-2 is seeking a Resident Representative in Louisville, KY to warmly welcome prospects, residents and guests, show apartments, process applications and prepare leases. You will handle notices, renewals, and communicate clearly by phone and email.

Qualifications

  • High School education or equivalent.
  • Ability to read, write and comprehend English.
  • Bi-lingual English/Spanish is a plus.
  • Strong Microsoft Office skills, especially Excel and Word.
  • Previous apartment leasing or sales experience.
  • Mathematical skills to calculate pro-rations.
  • Excellent telephone and communication skills.

Responsibilities

  • Welcomes prospects, residents and guests in person and by phone.
  • Shows units and tours the community; closes sales and processes applications.
  • Prepares leases and collects signatures; manages move-in paperwork.
  • Documents prospect interactions; maintains market survey records.
  • Maintains accurate closing ratios and collects rents.
  • Assists in marketing, events and outreach; posts ads daily.
  • Maintains organized office files and knowledge of Fair Housing laws.
  • Assists in inspections of vacant apartments and renewal program.
  • May require overtime, weekend, holiday and evening work.

Description

The Resident Representative is responsible for welcoming and engage prospect, residents and guests in person in the office and by phone, prepare and process application packages, preparing leasing packages, send out notices, show units, interact with potential and existing tenants, walk and inspect property, customer service, identify marketing and selling opportunities, process renewals, process recertification, provide excellent customer service, lease units.

Responsibilities:

Maintains a detailed knowledge of the apartment community, amenities and community

Provides a daily inspection of show apartments and model appearance.

Handles all aspects of leasing apartments, including greeting prospective residents, touring the community, closing the sale, processing applications in a timely manner, typing leases, following up with prospects, obtaining signatures for completion of leases/paperwork prior to move-in.

Consistently documents prospect phone and email contacts; accurately completes the market survey.

Maintains an acceptable closing ratio.

Collects and secures rental payments.

Produces reports in a timely, accurate and complete manner, including the monthly market survey, locator log and commission sheets.

Assist in marketing; Monitors the accuracy of advertisements and takes appropriate action to correct; accurately and consistently documents traffic marketing sources; Assist in leasing events and promotions; Assists in outreach community marketing weekly.

Posts to advertising sources daily as directed.

Maintains organized community office files.

Maintains working knowledge of Fair Housing laws, rules, and regulations concerning apartment leasing and management.

Assists in inspections of vacant apartments and takes appropriate action to prepare them for move in.

Promotes resident retention by assisting with the renewal program.

Reports any observed maintenance problem.

Must adhere to and comply with company safety policies and rules and utilize safety appliances, as required.

Must always be courteous and helpful to residents, prospective residents and co-workers.

Must be available for overtime, weekend, holiday and evening work.

Performs other duties as assigned.

Requirements
  • High School education or equivalent.
  • Ability to read, write and comprehend the English language.
  • Bi-lingual in English/Spanish is a plus.
  • Strong Microsoft Office skills, especially in Excel and Word.
  • Previous apartment leasing or sales experience.
  • Mathematical skills in order to calculate pro-rations.
  • Possesses excellent telephone and communication skills.
