Responsibilities

• Assist and follow directions from the Portfolio Manager.
• Welcome and show prospective tenants and explain occupancy terms.
• Inform prospective tenants of nearby amenities and public transport.
• Rent or lease apartments, collect deposits, and complete lease forms if required.
• Leverage sales skills to lease apartments with knowledge of market conditions and property amenities.
• Collect rents and issue receipts.
• Investigate tenant complaints and inspect vacated apartments for repairs.
• Coordinate maintenance staff and outside personnel per budget requirements.
• Assist in preparation, analysis and control of property budgets.
• Resolve tenant complaints and conduct move-in/move-out walk-throughs.
• Coordinate basic unit-turn maintenance (painting, patching, cleaning).
• Arrange services like trash, extermination, or carpet cleaning.
• Negotiate contracts for services (janitorial, security, groundskeeping, waste removal) at competitive prices.

Everyday Will Be Different But Your Primary Duties Include

• Assists and follows directions from the Portfolio Manager.
• Welcomes and shows prospective tenants' apartments and explains occupancy terms.
• Inform prospective tenants of the availability of nearby schools, shopping malls, recreational facilities, and public transportation.
• Rents or leases apartments collects security deposit as required, and completes lease form outlining conditions and terms of occupancy if lease required.
• Use sales skills and techniques to lease an apartment by being knowledgeable about market conditions, competition, and amenities on the property and in the surrounding area.
• Collects rents due and issues receipts.
• Investigate tenant complaints about malfunctions of utilities or furnished household appliances or goods, and inspect vacated apartments to determine needed repairs or maintenance.
• Coordinates activities of maintenance staff engaged in repairing plumbing or electrical malfunctions, painting apartments or buildings, performing landscaping or gardening work, or arranging for outside personnel to perform maintenance or perform the maintenance themselves as defined by the specific budgetary needs of the property.
• Assist in the preparation, analysis & control of property budgets.
• Resolves tenant complaints concerning other tenants or visitors.
• Completes a walk-through for move-ins and move-outs documenting the condition of the unit.
• Coordinates basic maintenance of unit turns including but not limited to: painting, patching, and cleaning.
• Arranges for other services such as trash collection, extermination, or carpet cleaning.
• Negotiate contracts for various services, including janitorial, security, groundskeeping, and waste removal at a competitive price with high quality.
