Responsibilities

• Assume supervisory responsibilities in the absence of the Community Manager.
• Assist the Community Manager in all onsite duties to manage the property per Pegasus policy.
• Execute special projects assigned by the Community Manager.
• Lease apartments to qualified prospects using product knowledge and closing techniques.
• Respond promptly to walk-in and phone inquiries; log activity daily and respond to internet leads.
• Escort prospects to apartments and amenity areas; operate golf cart or vehicle as needed.
• Process paperwork and enter lease files; obtain manager approval for move-ins.
• Complete verification processes and notify applicants of outcomes within 24 hours.
• Schedule move-ins to minimize rent loss and maintain leasing performance metrics.
• Maintain monthly financial and performance data; suggest revenue-improving actions.
• Collect and bank rent payments; manage deposit logs and nightly cash handling.
• Open mail, match invoices, and enter data into payables files.
• Bill residents for miscellaneous charges and follow up on collections.
• Review maintenance requests and ensure timely responses; keep systems backed up.
• Attend job-related classes and stay current on market issues and competition.
