Job summary

Essex-Property-Trust is seeking an Operations Coordinator for Laguna Niguel portfolio. The role supports maintenance operations, prioritizes service requests, coordinates vendors, and assists with project support to keep properties running efficiently.

You will work onsite at an Essex office with occasional virtual communications, collaborate with General Operations Managers and Maintenance Supervisors, and maintain compliance with housing and safety standards.

Qualifications

• High school diploma or equivalent.
• College degree preferred.

Responsibilities

• Manage and prioritize service requests using SightPlan.
• Schedule pre-move-out and final move-out inspections with residents, in person or virtual.
• Create purchase orders for vendor services and track work orders.
• Schedule vendors for unit turnovers based on inspection findings.
• Monitor turnover and maintenance work orders for timely completion.
• Respond to onsite emergencies and coordinate with the onsite team.
• Support asset improvement and preventative maintenance projects with CMS Project Manager.
• Assist in scheduling and granting property access for projects.
• Communicate with onsite team and residents to confirm work completion and gather feedback.
• Assist in purchasing supplies and tracking budget variances.
• Other responsibilities as needed.
